What affects the quote in Godalming

We quote each job individually. These are the things that affect it:

  • The number of rooms or windows
  • Which sealant suits the joint
  • The old material and how stubborn it is
  • The size of the job

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • The rough size of the job
  • Where the job is, and your postcode
  • If someone has resealed it before
  • How we’d reach the joints

For a quote, call 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

How we handle window mastic in Godalming

There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We work on patio & French doors, window sills and timber windows & doors, and people most often call us about rushed sealant from a window installation and sealant in the wrong colour for the frame.

Many houses in smaller places like Godalming have conservatories, garden rooms or patio doors. Their glazing joints and frame seals are as much a part of the job as the windows.

Whatever the size of the job, you get the same 12-month guarantee in Godalming and across Surrey.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Wash the frames with mild soapy water
  • Keep jet washers away from the mastic
  • Air rooms to keep condensation down around windows
  • Keep drainage slots and sill grooves clear

Keep the new mastic undisturbed while it cures, for as long as we advise. Do not point a pressure washer at the joints.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

When it is not the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up
  • Damp coming through the wall itself rather than the frame joint

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.

Godalming questions

Do you work for landlords with property near Godalming station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear quote.

Can you do window mastic in Godalming?

Yes. Our work covers London and the South East, and Godalming is part of that. You can call 0345 464 0079 or send us an email and let us know what needs doing.

Can I add another job to the visit?

Yes. Just list everything you need and we’ll quote it together.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Why it’s worth doing now in Godalming

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Homes in smaller places like Godalming can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Why us?

  • Old sealant always removed completely
  • Neat joints and a tidy finish
  • Over 20 years’ experience
  • Quality sealants from Arbo and Everbuild

What the job involves on each surface

uPVC windows

The frame is cleaned with a product that will not harm the plastic, then the new bead is laid against the frame and the wall.

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

How it works

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work normally takes most of a day for a typical house, less for a few frames. In a smaller place like Godalming, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Clear the area around the work
  • Mention if the joints have been sealed before
  • For indoor joints, keep the area dry beforehand if you can

Advice

Common problems we fix in Godalming

Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

The problems people usually mention when they call include:

  • Mastic that is falling out in pieces
  • Rain getting in at the frame or under the sill
  • Rushed sealant from a window installation
  • Gaps where the sill meets the wall

In the older streets around St Edmund Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Windows and doors in Godalming

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Loseley Park (about 2.2 miles north) are a reminder that the area around Godalming has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you look after a building such as Moss Lane School, its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Godalming station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
