How the job changes by surface
Aluminium frames
Coated aluminium needs a compatible sealant. Neutral-cure sealant is the safe choice.
uPVC windows
uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.
Window mastic in Cranleigh
There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. If you have whistling draughts around closed windows and damp patches on the reveal after heavy rain, we can help, on patio & French doors, aluminium frames and uPVC windows alike.
Around Cranleigh, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows, and any older timber or sash windows need a sealant that suits them.
Each job carries a 12-month guarantee, large or small.

Quotes for window mastic in Cranleigh
The price is agreed before any work begins. It takes into account:
- Working hours on commercial sites
- Whether old sealant or filler has to be cut out
- How many rooms, windows or areas are involved
- Mould in or behind the old joints
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.
Helping us quote
To help us quote quickly, please include:
- Any access issues, like height or stairs
- Whether it’s a home or a business
- The problem you’ve noticed
- Whether it has been sealed before
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved before giving you a price.
Signs you need window mastic in Cranleigh
A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.
If you can see any of these, it’s time to have the joints looked at:
- Hard, cracked sealant around windows
- Rushed sealant from a window installation
- Water coming in at the bottom corners of a door
- Mastic that’s falling out in pieces
Managing a site like St Cuthbert Mayne Catholic Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages.

Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Penetrating damp from a failed cavity tray or render
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Draughts through the window seals rather than the frame

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Cranleigh homes and the weather
London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Homes close to Church of St Nicholas include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What we do, step by step
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before we start. Most jobs take a morning for a couple of windows and a door. A visit to Cranleigh is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- First, we confirm safe access to each frame.
- All the failed sealant is cut away, along with any loose debris.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Move anything stored near the joints
- Mention any parking rules near the property
- For indoor joints, keep the area dry beforehand if you can

Cranleigh questions
Is there a guarantee on window mastic in Cranleigh?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Is Cranleigh within the area you cover?
Yes, Cranleigh is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Will new mastic stop draughts?
If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that’s a different fix, and we’ll say so.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Are you fully insured?
Yes. Mr Mastic is fully insured.
When is the sealant fully cured?
It depends on the product and the temperature. Before we leave, we will tell you the cure time.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
