Bathroom resealing in Cranleigh, done properly

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Cranleigh. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. Common call-outs are for failed sealant on the screen profile and black mould in the silicone that won’t clean off, on baths, basins & vanity units and shower trays & enclosures.

Smaller places like Cranleigh still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.

We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

What we do, step by step

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take half a day or less for one room, longer when the kitchen is included. Parking around Cranleigh is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about parking restrictions

Quotes for bathroom resealing in Cranleigh

The quote reflects the job in front of us. We take into account:

  • Mould in or behind the old joints
  • Which sealant suits the joint
  • Access and height
  • How many rooms, windows or areas are involved

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • The address or postcode of the job
  • The problem you’ve noticed
  • The rough size of the job
  • If it’s domestic, commercial or a hotel

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, phone 0345 464 0079 or send us an email.

Cranleigh: your questions answered

Will you come out to Cranleigh?

Yes. Cranleigh is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What guarantee comes with bathroom resealing in Cranleigh?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

When can I use the bath or shower again?

Normally after around 24 hours. You will get the exact cure time before we leave.

When it is not the sealant

In fairness, there are a few things sealant will not fix:

  • Cracks in the tray itself rather than the joint
  • Failed grout lines across the wall
  • Loose or hollow tiles, or failed tanking behind them

If you’re not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer.

What we seal

What bathroom resealing looks like in Cranleigh

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Homes close to Church of St Nicholas include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as St Cuthbert Mayne Catholic Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Landlord and commercial work in Cranleigh

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Move toiletries away from the joint
  • Look for lifting corners and small gaps now and then
  • Keep the fan on for a while after bathing
  • Give the silicone its full cure time

Keep water off the new bead until it has cured, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Surface by surface

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.
