How we handle window mastic in Frensham

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Common call-outs are for leaking joints at the ends of sills and mastic that’s falling out in pieces, on patio & French doors, composite doors and aluminium frames.

Outdoor sealant needs dry, clean surfaces, so work on frames around Frensham is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Check the mastic once a year
  • Keep jet washers away from the mastic
  • Do not use solvent cleaners on the joint
  • Keep paint off silicone joints

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

Honest limits

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Penetrating damp from a failed cavity tray or render
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A frame that has rotted at the joint

If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before you book.

Surfaces we seal

  • uPVC windows
  • Composite doors
  • Window sills
  • Patio & French doors
  • Timber windows & doors
  • Aluminium frames

Different surfaces, different methods

uPVC windows

The frame is cleaned with a product that won’t harm the plastic, then the new bead is laid against the frame and the wall.

Composite doors

Draughts round the door leaf normally come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.

Common questions in Frensham

I let a flat near Farnham station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.

Can you do window mastic in Frensham?

Yes. We work across London and the South East, and Frensham is part of that. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we’ll send you a clear quote.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or email us.

How long does it take to reseal the windows on a house?

Allow a few hours for a few frames, or a day or more for a whole house. Access and how stubborn the old mastic is affect the time most.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

What we do, step by step

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It usually takes most of a day for a typical house, less for a few frames. Somewhere as small as Frensham, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • For business premises, tell us about site rules or sign-in
  • Let us know about parking restrictions

Windows and doors in Frensham

Historic houses like Farnham Castle (about 3.6 miles north) are a reminder that the area around Frensham has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you live in an older home near Church of St Mary the Virgin, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as St Mary's CofE Aided Infant School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

When to call us in Frensham

Plenty of failed mastic was poorly applied in the first place. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

Look out for these signs:

  • Draughts coming in around windows and doors
  • Gaps left after new windows were fitted
  • Old mastic that has gone black or come away
  • Rain getting in at the frame or under the sill

If you let a flat or house near Farnham station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What your quote should include

  • How much experience the applicator has
  • What insurance they hold
  • How the joint is cleaned and prepared
  • Whether they seal over old material or remove it

What affects the quote in Frensham

There’s no set price list, because jobs vary so much. The quote depends on:

  • Working hours on commercial sites
  • Mould in or behind the old joints
  • Access and height
  • Which sealant suits the joint

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

When you contact us, it’s useful to know:

  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job

There’s no standard price list. Instead, we give you a clear price for your job. To arrange one, ring 0345 464 0079 or email us.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
