Trusted window mastic in Onslow Village

Window mastic in Onslow Village

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on uPVC windows, patio & French doors and timber windows & doors, and the jobs we see most are cold air getting in at the frame edge and cracked internal joints between frame and plaster.

Houses in smaller places like Onslow Village can stand more in the open than those in a built-up town. That is hard on the mastic around frames and sills.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Keep jet washers away from the mastic
  • Keep solvents and bleach off the sealant
  • Check the mastic once a year
  • Paint up to the joint, not over it

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

When to call us in Onslow Village

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. When that sealant fails, water gets into the wall or under the frame.

Most people get in touch after spotting something like this:

  • Gaps left after new windows were fitted
  • Rain getting in at the frame or under the sill
  • Cracked sealant at the sill ends
  • Mastic that’s falling out in pieces

If you let a flat or house near Guildford station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

10 questions to ask before booking

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Honest limits

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • Soft or decayed wood in the frame
  • Damp problems in the wall away from the window
  • Worn gaskets, brush seals or a door that has dropped

If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before booking.

What affects the cost of window mastic

Call for a quick quote. The main things that affect it are:

  • How easy the joints are to reach
  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

To make quoting easier, please include:

  • If someone has resealed it before
  • What’s wrong with the joints now

What window mastic looks like in Onslow Village

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Guildford Castle (about 1.3 miles east) nearby, there’s older building stock in the area around Onslow Village as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Homes close to All Saints' Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as Onslow Infant School, larger buildings have plenty of frames, and the mastic around each one ages.

How it works

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for a few frames, or a day or more for a whole house. For a job in Onslow Village, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Mention any tricky access
  • Clear items away from the joints we’re working on
