Window mastic in Fairlands

Window mastic in Fairlands, done properly

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We’re fully insured ARBOMaster approved applicators, and we give a one-year guarantee on the work. If you have rain getting in at the frame or under the sill and draughts coming in around windows and doors, we can put it right.

Somewhere as small as Fairlands, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

The work is covered for a year after we finish. If anything isn’t right with it, ring 0345 464 0079 or send us an email.

What affects the cost of window mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The number and length of the joints
  • Whether the work is at height
  • The product the joint needs
  • Mould in or behind the old joints

What you pay reflects the work, not guesswork. That’s why we ask about the job first and send you a clear quote before we start.

What we need to know

To help us quote quickly, please include:

  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • The address or postcode of the job
  • What’s wrong with the joints now

Every job is quoted individually, so the first step is telling us about yours. Just phone 0345 464 0079 or email us with the details and send pictures if you have them.

Frames and glazing around Fairlands

Historic houses like Guildford Castle (about 2.8 miles south-east) are a reminder that the area around Fairlands has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you look after a building such as Worplesdon Primary School, the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Guildford station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Signs you need window mastic in Fairlands

On timber frames, paint and putty build up around the joint. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.

The most common problems we see are:

  • Water coming in at the bottom corners of a door
  • White mastic on grey or black frames
  • Mastic that is falling out in pieces
  • Cold air getting in at the frame edge

For an older house near a landmark such as St Alban's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What your quote should include

  • Whether they’re fully insured
  • Whether VAT is included
  • How long the guarantee is
  • How hidden problems are handled

Our hiring checklist

How the visit works

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take most of a day for a typical house, less for a few frames. Somewhere like Fairlands needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules
  • Where the joints are inside, avoid wetting them before we arrive

Getting a quote

Advice

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Honest limits

Sealant is not the answer to every problem, and we will tell you before we start. It won’t solve:

  • A sash or casement that won’t close properly
  • A door that needs adjusting, rehanging or new seals
  • A failed sealed unit that has misted up

If you’re not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

Why act early in Fairlands

Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. In a small place like Fairlands, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Why Fairlands customers choose us

  • 20+ years of sealant experience
  • Tidy, careful work
  • A choice of colours where the product allows
  • Anti-fungal silicone where joints get wet

Aftercare tips

Looking after new joints is easy:

  • Keep jet washers away from the mastic
  • Paint up to the joint, not over it
  • Don’t use solvent cleaners on the joint
  • Check the mastic once a year

Silicone cannot usually be painted, so mention any painting plans before we start. There are paintable sealants for joints that need it.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.
