Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Avoid harsh chemicals near the mastic
  • Keep paint and stain on wooden frames in good order
  • Look round the frames every year or so
  • Clear any debris from frame drain holes

Silicone cannot normally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

Leaks usually show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

Window mastic for homes and businesses in Stanford Common

Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that cannot move properly, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. If you have draughts coming in around windows and doors and sealant in the wrong colour for the frame, we can put it right, whatever the surface.

Outdoor sealant needs dry, clean surfaces, so work on frames around Stanford Common is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.

Whatever the size of the job, it’s backed by our 12-month guarantee in Stanford Common and across Surrey.

FAQs for Stanford Common

Is Stanford Common in your area for window mastic?

Yes, Stanford Common is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job.

Is Stanford Common within the area you cover?

Yes, Stanford Common is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.

How many windows can you do in a day?

It depends on access, the old mastic and the size of the frames. You’ll know the timing when we quote.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.

What does window mastic cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

How the job changes by surface

Aluminium frames

Aluminium needs a sealant that bonds to coated metal. Neutral-cure sealant is the safe choice.

Composite doors

Front doors take the weather head on. We pay most attention there.

Do you need window mastic in Stanford Common?

Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. If the sealant can’t stretch, it splits.

The most common problems we see are:

  • Leaking joints at the ends of sills
  • Water coming in at the bottom corners of a door
  • Mastic that has split away from the wall
  • Draughty joints inside around the window

Managing a site like Knowl Hill School? Then the mastic around its windows and doors needs looking after like any other building’s.

10 questions to ask before you book

Windows and doors in Stanford Common

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Wanborough Manor (about 3.5 miles south) are a reminder that the area around Stanford Common has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

If you live in an older home near Church of St Michael and All Angels, the joint between an old wall and a newer frame is normally the first place rain gets in. Rented homes near Brookwood station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Faulty window hardware
  • A failed sealed unit that has misted up
  • A frame that has rotted at the joint

If you’re not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

What we seal

  • Patio & French doors
  • uPVC windows
  • Window sills
  • Aluminium frames
  • Composite doors
  • Timber windows & doors

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

How it works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It generally takes most of a day for a typical house, less for a few frames. Somewhere like Stanford Common needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before
  • Clear items away from the joints we are working on
