About our window mastic in Titsey
Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. If you have damp patches on the reveal after heavy rain and hard, cracked sealant around windows, we can help, on aluminium frames, uPVC windows and patio & French doors alike.
Around Titsey, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.
Every job is covered by our one-year guarantee, wherever you are in Surrey.

Surface by surface
Aluminium frames
Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.
Leave it or put it right?
A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It peels before long, and water still gets in behind. The old mastic has to come out. Around Titsey, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Leaving a failed joint normally makes the job bigger, not smaller. If you are unsure, ring 0345 464 0079 or send us an email for an honest opinion and a quote.

- White, clear, grey or coloured to suit, where the product allows

Frames and glazing around Titsey
With historic houses such as Titsey Place (about 0.3 miles west) nearby, there’s older building stock in the area around Titsey as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In the older streets around Church of St James the Greater, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Managing a site like Oxted School? Then its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Oxted station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

How we quote for window mastic
The quote reflects the job in front of us. We look at:
- Working hours on commercial sites
- How much there is to do
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.
Helping us quote
What to tell us when you ask for a quote:
- Any access issues, like height or stairs
- If someone has resealed it before
- Photos by email, if that is easy
- The type of property
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

Titsey questions
Can you help a landlord with a rental near Oxted station?
Yes, we work for letting agents and landlords. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Is Titsey within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Will the old sealant be removed?
Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Do the sealants smell?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
Can you do the inside joint as well?
Yes. Draughts often come through the inside gap too, so it can be worth sealing both.
Where do you work from?
We work from Crawley. We cover Titsey and the rest of Surrey.
What else we do in Titsey
DIY versus a professional finish
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Honest limits
We’d rather tell you now than do work that will not last, so these are the limits:
- Draughts through the window seals rather than the frame
- Condensation trapped between the panes
- Damp problems in the wall away from the window
If in doubt, call 0345 464 0079 or send us an email and we will say what we think before you book.
What we seal
- Composite doors
- Aluminium frames
- Window sills
- uPVC windows
- Timber windows & doors
- Patio & French doors
The process
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of frames, longer for a whole house and we leave things clean and tidy. For a village or hamlet like Titsey, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
How to prepare
- Mention any parking rules near the property
- Plan for the work area to be out of bounds to pets and children
- Mention any sign-in or site rules at work premises
