Trusted window mastic in West End

How we handle window mastic in West End

There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. If you have leaking joints at the ends of sills and draughty joints inside around the window, we can put it right, on window sills, patio & French doors and composite doors alike.

In smaller places like West End, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. The right sealant depends on the frame and on what it sits in.

Each job carries a 12-month guarantee.

West End homes and the weather

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Managing a site like Holy Trinity CofE Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages. Homes close to Holy Trinity include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

West End is about 3 miles north-west of Woking, in Surrey. We carry out window mastic for homeowners, landlords and businesses in West End and nearby. We cover 395 towns and villages across Surrey, from the larger towns to small villages. We also work in Reading, about 16 miles from West End.

Jobs for window mastic in GU24 works the same way as everywhere else we cover. Local streets include High Street, Church Road and Sefton Close, and we cover them all. Different surfaces, different methods

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. They’re cut out and resealed with exterior sealant.

FAQs for West End

Will you come out to West End?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is West End in your area for window mastic?

Yes. We work across London and the South East, and West End is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear price.

Is the new sealant paintable?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.

Can landlords and businesses book you?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or send us an email.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

When to call us in West End

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

The problems people generally mention when they call are:

  • Black, perished sealant on frames
  • Gaps between the frame and the inside reveal
  • Cracked or shrunken mastic around the frame
  • Cracked sealant at the sill ends

Letting a property close to Brookwood station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

  • Whether they’re fully insured

  • How the joint is cleaned and prepared

How to choose a mastic man

Landlord and commercial work in West End

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Why it’s worth doing now in West End

Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. In a smaller place like West End, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email.

Why West End clients choose us

  • We are fully insured
  • We never seal over old sealant
  • White, clear, grey or another colour, product permitting
  • Quality sealants from Arbo and Everbuild

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Wash the frames with mild soapy water
  • Keep jet washers away from the mastic
  • Keep paint off silicone joints
  • Repaint timber before it’s bare

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

Honest limits

New sealant cannot fix everything, and we will tell you before any work starts. Sealant will not put right:

  • A door that needs adjusting, rehanging or new seals
  • A failed sealed unit that has misted up
  • Broken hinges, locks or handles

If you’re not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for a few frames, or a day or more for a whole house. Parking around West End is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any previous sealing or DIY attempts
  • Clear items away from the joints we are working on
