Remedial sealant in West End

Water on the floor does not always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. Typical jobs include dark patches showing through the sealant and floor or wall movement joints that have failed, on failed movement joints, botched or over-sealed joints and mouldy bath & shower sealant.

Around West End, you will mostly find houses and bungalows, some older and some much newer. Sealant and grout wear out here just as they do in a big town.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or email us.

What happens if it’s left?

Spraying mould remover on a sealed-over joint doesn’t reach what’s underneath. Removal is the only way to get at it. In a smaller place like West End, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

West End homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

For site and facilities teams at buildings such as Holy Trinity CofE Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Holy Trinity, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

West End is about 3 miles north-west of Woking, in Surrey. Wherever you are in the GU24 postcode area, we can carry out remedial sealant at your property. West End is one of 395 places in Surrey we cover. There’s also a page for Reading, roughly 16 miles from West End.

We cover every part of GU24 for remedial sealant. We cover properties on High Street, Church Road and Sefton Close and the roads around them. Neighbouring places we cover for remedial sealant include Lucas Green (1 mile south-west), Donkey Town (1 mile west), Penny Pot (1 mile east), Bisley (1 mile south) and Castle Green (1 mile east). Different surfaces, different methods

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, tray edges and screen profiles included.

Movement & expansion joints

A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed.

Your questions about remedial sealant in West End

I let a flat near Brookwood station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Will you come out to West End?

Yes, West End is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover West End.

Are you insured?

Yes. Full insurance covers our work.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

What sealant work cannot fix

It helps to know what we can’t do too:

  • A leaking trap, valve or supply pipe
  • Failed tanking or loose tiles behind the sealant
  • Sealant in an older building that needs testing for asbestos first

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before booking.

What we seal

  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Failed movement joints

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most joints, depending on how much old sealant has to come out, and the area is left clean. A visit to West End is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. We give you the cure time and explain what caused the failure.

Preparing for the visit

  • Mention any parking rules near the property
  • Move anything stored near the joints
  • On commercial sites, let us know about site rules

Advice

How to look after the new joints

To keep the joints looking good and working properly:

  • Do not add new sealant on top of old
  • Keep bleach and abrasives off the bead
  • Keep movement joints clear of mortar and paint
  • Check trays and worktops don’t move

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

Don’t keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.

What affects the cost of remedial sealant

There’s no set price list. The quote depends on:

  • The amount of work
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • Any working-time requirements on site

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

When you contact us, these details help:

  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • The type of property

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll talk you through the work.

Signs you need remedial sealant in West End

A lot of failed joints have been sealed over rather than replaced. New silicone cannot stick to the old bead, so the new layer peels, and damp and mould settle between them.

The most common problems we see are:

  • Beads that never stuck properly
  • Decorators’ caulk around a bath or shower
  • Mould trapped under a layer of silicone
  • Floor or wall movement joints that have failed

For landlords with property near Brookwood station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What to look for in a quote

  • Whether the sealant suits the joint
  • What the quote includes, VAT included or not
  • Whether you can choose the colour
  • What happens if the job turns out different
