Window mastic in Mayford

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. If you are dealing with black, perished sealant on frames and a bead that doesn’t match the frame, we can put it right, on window sills, patio & French doors and composite doors alike.

In a village or hamlet like Mayford, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

How we quote for window mastic

Your quote is based on your job. We take into account:

  • How many areas need sealing
  • Whether the work is at height
  • The old material and how stubborn it is
  • Mould in or behind the old joints

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before

We quote each job on its own, so the first step is telling us about yours. Just call 0345 464 0079 or drop us an email with the details.

How the job changes by surface

Patio & French doors

Water at the foot of a door frame is not always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

What window mastic looks like in Mayford

With historic houses such as Clandon Park (about 4 miles south-east) nearby, there’s older building stock in the area around Mayford as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Managing a site like Westfield Primary School? Then the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Worplesdon station, renewing tired window mastic between tenants heads off draught and damp complaints.

Common problems we fix in Mayford

A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.

Look out for these signs:

  • Rain getting in at the frame or under the sill
  • Draughts coming in around windows and doors
  • Gaps between the frame and the inside reveal
  • Old mastic that has gone black or come away

For an older house near a landmark such as St Mark's Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

10 questions to ask before you book

Questions from Mayford

Will you come out to Mayford?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is Mayford in your area for window mastic?

Yes. We work across London and the South East, and Mayford is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing, and we will send you a clear quote.

Can you do the inside joint as well?

Yes, we do both. Inside, the joint between frame and plaster is sealed neatly.

How long does it take to reseal the windows on a house?

A handful of frames is a short visit, while a whole house takes longer. You’ll get a timescale with the quote.

Can you seal over the old sealant?

No. We remove every bit of old sealant first.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints.

I rent my home. Can I book you?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

How the visit works

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a morning for a couple of windows and a door. For a village or hamlet like Mayford, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Related advice

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Wash the frames with mild soapy water
  • Keep paint and stain on wooden frames in good order
  • Ventilate rooms so frames do not stay wet inside
  • Make sure the drainage slots are not blocked

Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

Leave it or put it right?

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. Resealing now is a small job by comparison. Where a wall is exposed, as many are in small places like Mayford, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
