Window Mastic in Send
Problem with your window and door frames in Send? We remove the old material, prepare the joints and seal them properly, with a 12-month guarantee.
- Water coming in at the bottom corners of a door
- Untidy mastic left by window fitters
- Black, perished sealant on frames
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Window mastic in Send
Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that cannot flex, so deep gaps get backing rod first. The sealant then grips the two sides it should. We work on aluminium frames, composite doors and timber windows & doors, and the jobs we see most are draughts coming in around windows and doors and damp patches on the reveal after heavy rain.
Houses in smaller places like Send can stand more in the open than those in a built-up town. That is hard on the mastic around frames and sills.
There’s a 12-month guarantee on every job, large or small.

What sealant work cannot fix
Before you book, it’s worth knowing the limits too:
- Faulty window hardware
- Damp coming through the wall itself rather than the frame joint
- Rotten timber, which needs a joiner first
If you are not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before booking.

Send questions
Is Send in your area for window mastic?
Yes. Our work covers London and the South East, and Send is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear price.
Will you come out to Send?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Can I add another job to the visit?
Yes. Just list everything you need and you will get one quote.
Do you guarantee window mastic?
Yes. Every job comes with our one-year guarantee, and we are ARBOMaster approved applicators.
Can you do upstairs windows?
Yes, where they can be reached safely. Tell us about access when you get in touch so we can plan the job.
Will new mastic stop draughts?
If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we will say so.
When is the sealant fully cured?
Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Different surfaces, different methods
Window sills
The end joints of a sill tend to fail before the rest. We reseal them so rain can’t run into the wall.
Patio & French doors
Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that.

Send homes and the weather
With historic houses such as Clandon Park (about 2.9 miles south) nearby, there’s older building stock in the area around Send as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In the older streets around St William of York, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near Clandon station, renewing tired window mastic between tenants heads off draught and damp complaints.

We also work for property managers and facilities teams in Send and across Surrey. Several sites can be quoted together, and we are fully insured.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
What happens on the day
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes most of a day for a typical house, less for a few frames, and the area is left clean. For a job in Send, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Preparing for the visit
- Keep children and pets away from the work area
- For business premises, tell us about site rules or sign-in
- Tell us about any previous sealing or DIY attempts

Related advice
When to call us in Send
Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. If the sealant can’t stretch, it splits.
If you can see any of these, it’s time to have the joints looked at:
- Gaps left after new windows were fitted
- Gaps between the frame and the inside reveal
- A bead that doesn’t match the frame
- Mastic that has split away from the wall
Schools such as Send CofE Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
