Window & door mastic in Oxshott, Surrey
Window mastic across Oxshott and nearby, with old sealant always removed completely.
- Water coming in at the bottom corners of a door
- Cracked internal joints between frame and plaster
- Draughts coming in around windows and doors
How it works
We keep the work tidy and contained to the joints we are treating. The job generally takes a morning for a couple of windows and a door, and we tell you how long to leave it before we go. For a job in Oxshott, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- First we look at every frame and agree the list.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
Before we arrive
- Keep children and pets away from the work area
- Move anything stored near the joints
- Mention if the joints have been sealed before

Window mastic in Oxshott
A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. If you have gaps between the frame and the inside reveal and damp patches on the reveal after heavy rain, we can help, whatever the surface.
Around Oxshott, conservatories, garden rooms and patio doors are often part of the house. Those joints need the same attention as the main windows, and any older timber or sash windows need a sealant that suits them.

How we quote for window mastic
Every job gets its own quote. This is what makes a difference:
- Mould in or behind the old joints
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
What to tell us for a quote
When you call or email, it’s useful to know:
- Any previous sealing or DIY work
- Where the property is
- The rough size of the job
- If it’s domestic, commercial or a hotel
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you are ready, phone 0345 464 0079 or send us an email.
What window mastic looks like in Oxshott
With historic houses such as The Homewood (about 1.8 miles north-west) nearby, there’s older building stock in the area around Oxshott as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Homes close to St Andrew's Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. For site and facilities teams at buildings such as The Royal Kent CofE Primary School, larger buildings have plenty of frames, and the mastic around each one ages. If you let a flat or house near Oxshott station, renewing tired window mastic between tenants heads off draught and damp complaints.

Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Check the mastic once a year
- Wipe condensation off the frames
- Do not aim a pressure washer at the joints
- Keep timber frames painted
Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.
Work for landlords, hotels and businesses
Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.
We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.

What the job involves on each surface
Window sills
Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.
Patio & French doors
Door frames take knocks and movement every time the doors are used. The sealant must cope with it.
What we cannot put right
To be straight with you, there are a few things sealant will not fix:
- A failed sealed unit that has misted up
- Worn gaskets, brush seals or a door that has dropped
- Broken hinges, locks or handles
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.
Surfaces we seal
- Patio & French doors
- Timber windows & doors
- uPVC windows
- Composite doors
- Aluminium frames
- Window sills
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
