Window Mastic in Pitch Place
Problem with your window and door frames in Pitch Place? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Water coming in at the bottom corners of a door
- Gaps left after new windows were fitted
- Gaps between the frame and the inside reveal
About our window mastic in Pitch Place
The new joint does not have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. We are often asked to deal with sealant in the wrong colour for the frame and whistling draughts around closed windows, across patio & French doors, uPVC windows and composite doors.
Around Pitch Place, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

Why deal with it now?
Resealing frames is a short job: the visit takes most of a day for a typical house, less for a few frames. Leave it until water is coming in and you may need plastering and decorating as well. In a small place like Pitch Place, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Combining jobs into one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.

What else we do in Pitch Place
What the job involves on each surface
Aluminium frames
Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.
Window sills
Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.
What we do, step by step
The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job generally takes a morning for a couple of windows and a door, and we tell you how long to leave it before we go. For a village or hamlet like Pitch Place, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We start by checking each window and door with you.
- The old mastic is cut out and the surfaces cleaned back.
- Where gaps are deep, backing rod goes in first.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.
How to prepare
- Try not to wet indoor joints just before the visit
- Mention any tricky access
- Tell us if parking is tricky

Common questions in Pitch Place
Can you do window mastic in Pitch Place?
Yes, Pitch Place is within the area we cover. Our work covers London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job, and we will send you a clear quote.
Can you help a landlord with a rental near Witley station?
Yes, we work for landlords and agents. Just ring 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Can new sealant go over the old?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.
When is the sealant fully cured?
Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
What information do you need?
A short description and the location. If we need more, we will ask.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
For landlords and businesses
We work for letting agents and landlords as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
We also work for property managers and facilities teams. Several sites can go on one quote, and we are fully insured for the work.
When it isn’t the sealant
We will always be straight with you, so here’s what new sealant won’t do:
- Soft or decayed wood in the frame
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Damp coming through the wall itself rather than the frame joint
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
When to call us in Pitch Place
Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.
It’s worth asking for a quote if you see:
- Rain getting in at the frame or under the sill
- Black, perished sealant on frames
- Whistling draughts around closed windows
- A bead that does not match the frame
For landlords with property near Witley station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
What to look for in a quote
- Is the old sealant removed completely?
- Is VAT in the price?
- Which colour the sealant will be
- The length of the guarantee
Frames and glazing around Pitch Place
Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In the older streets around Church of St Michael and All Angels, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
