Pitch Place Sand Mastic
Traditional burnt sand mastic around sash and case windows and doors in stone and brick for homes and businesses in Pitch Place and across Surrey. Fully insured, ARBOMaster approved and guaranteed for a year.
- Draughts and rain around sash boxes
- Window mastic to renew ahead of painting
- Mastic round period door frames that has failed
About our sand mastic in Pitch Place
Sand mastic skins over fairly quickly but full hardening takes longer. Traditional guidance is not to paint over it, so ask us before you decorate. If you have weathered mastic on the most exposed windows and old cement repairs round a window that have failed, we can help, on sash and case windows, brick reveals and stone surrounds alike.
Homes in small places like Pitch Place often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.
You get a one-year guarantee, the same in Pitch Place as everywhere else we work.

Why act early in Pitch Place
If you are redecorating, renew the mastic first. Paint over cracked mastic won’t stop the gaps, and the new mastic is traditionally left unpainted. Around Pitch Place, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Pitch Place homes and the weather
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

FAQs for Pitch Place
I let a flat near Witley station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.
Do you cover smaller places like Pitch Place?
Yes, Pitch Place is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Should I check with the council before work on a listed or conservation-area home?
Your local planning authority is the one to ask. They’ll tell you if consent is needed for work to your windows.
Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Can sand mastic be painted?
It’s traditionally left unpainted, which is what traditional guidance recommends. Ask us before decorating.
Is it possible to take out silicone and use sand mastic instead?
Often, yes. Once the silicone is out and the joint prepared, sand mastic is applied by hand.
What’s sand mastic made of?
Sand plus a binder based on linseed oil. It’s applied by hand and finished to sit neatly against the masonry.
What sealant work can’t fix
We won’t take on work that won’t last, so here’s what sealant cannot put right:
- Sashes that need overhauling
- Timber that has rotted
- Damaged stone surrounds
Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before booking.
Where we work in Pitch Place
- Sash and case windows
- Period & listed homes
- Brick reveals
- Stone surrounds
- Tenement windows
- Timber door frames
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What we’re called out for in Pitch Place
Paint, silicone or cement used over old mastic causes problems. They don’t suit the joint, and they generally need raking out.
If you can see any of these, it’s time to have the joints looked at:
- Mastic worn away on windows facing the weather
- Window mastic to renew ahead of painting
- Old sand mastic that has cracked, crumbled or fallen out
- Modern sealant on a period surround
If you live in an older home near Church of St Michael and All Angels, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
What your quote should include
- Who turns up on the day
- What the cure time is
- Whether they’re fully insured
- What happens if the job turns out different
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Check the mastic when you check the paintwork
- Avoid heavy scraping on the mastic joint
- Keep sills and gutters clear so water drains away
- Don’t run silicone over sand mastic
Leave the new mastic alone while it firms up. It skins over quickly, but takes longer to harden fully.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
How it works
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours per window, depending on the condition of the joints from start to finish. Somewhere like Pitch Place needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- The surface is finished to suit the stone or brick.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Tell us if parking is tricky
- Tell us about any water getting in
