Window Mastic in Barford
Mastic around window and door frames, sills and patio doors for homes and businesses in Barford and across Surrey. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Sealant in the wrong colour for the frame
- Cold air getting in at the frame edge
- Gaps between the frame and the inside reveal
The process
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a few frames, or a day or more for a whole house, and the area is left clean. In a small place like Barford, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Move anything stored near the joints
- For business premises, tell us about site rules or sign-in

Homes in small places like Barford often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

What window mastic looks like in Barford
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you live in an older home near St John the Evangelist, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you look after a building such as St John's CofE Aided Infant School, the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Haslemere station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Questions from Barford
Can you help a landlord with a rental near Haslemere station?
Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.
Is Barford within the area you cover?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Do you guarantee window mastic?
Yes, for 12 months. A yearly look at the joints helps them last.
Are you fully insured?
Yes, we are fully insured.
How long will my window job take?
A handful of frames is a short visit, while a whole house takes longer. You will get a timescale with the quote.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
How we quote for window mastic
Your quote is based on your job. We look at:
- The type of sealant required
- How many areas need sealing
- The size of the job
- Mould in or behind the old joints
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, phone 0345 464 0079 or email us and we’ll give you an honest view and a quote.
What we need to know
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- How many joints, rooms or windows are involved
- Any access issues, like height or stairs
- Whether it has been sealed before
- Where the property is
We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or drop us an email.
How to look after the new joints
A little care helps the new joints last. We recommend:
- Clear any debris from frame drain holes
- Repaint timber before it’s bare
- Keep solvents and bleach off the sealant
- Air rooms to keep condensation down around windows
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Different surfaces, different methods
Timber windows & doors
Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.
Aluminium frames
Coated aluminium needs a compatible sealant, and acetoxy silicones are not used, as they can attack some metals. Neutral-cure sealant is the safe choice.
Leave it or put it right?
Failed mastic isn’t a reason to replace sound windows. Where the frames are sound, new mastic usually deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we will say so. Around Barford, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
