What sealant work cannot fix

It helps to know what we can’t do too:

  • A door that needs adjusting, rehanging or new seals
  • A sash or casement that won’t close properly
  • Rotten timber, which needs a joiner first

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Composite doors

  • Timber windows & doors

How we handle window mastic in Buckland

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. Typical jobs include black, perished sealant on frames and a bead that doesn’t match the frame, on patio & French doors, uPVC windows and composite doors.

In a village or hamlet like Buckland, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Paint up to the joint, not over it
  • Walk round the house once a year and look at the joints
  • Don’t use solvent cleaners on the joint
  • Avoid blasting the frames with a pressure washer

Most silicone sealants won’t take paint, so if you are planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

Common questions in Buckland

I let a flat near Betchworth station. Can you help?

Yes, we work for landlords and agents. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Is Buckland in your area for window mastic?

Yes. Our work covers London and the South East, and Buckland is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we’ll give you a clear quote.

How many windows can you do in a day?

It depends on access, the old mastic and the size of the frames. You will know the timing when we quote.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Can resealing stop a draught around my window?

Often, yes. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or send us an email.

Where do you work from?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages.

The process

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a morning for a couple of windows and a door. In a small place like Buckland, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints

Advice

Why act early in Buckland

A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Older cottages and farmhouses around Buckland can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

What affects the quote in Buckland

We don’t publish a price list, because jobs vary so much. The quote depends on:

  • The old material and how stubborn it is
  • Mould in or behind the old joints
  • Access and height
  • How many rooms, windows or areas are involved

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • Photos by email, if that is easy

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you’re ready, ring 0345 464 0079 or send us an email.

When to call us in Buckland

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. Failed sealant there lets rain into the wall or behind the frame.

Most people get in touch when they notice something like this:

  • A bead that does not match the frame
  • Cold air getting in at the frame edge
  • Old mastic that has gone black or come away
  • Cracked or shrunken mastic around the frame

Homes close to Church of St Mary the Virgin include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in.

Buckland homes and the weather

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you let a flat or house near Betchworth station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you look after a building such as Reigate College, its window and door frames need their mastic kept sound, just like a home’s.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
