Bathroom resealing for homes and businesses in Hook
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Typical jobs include new sealant laid over old sealant that is now lifting and a messy, uneven bead from a previous reseal, across shower trays & enclosures, baths and basins & vanity units.
In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.
Each job carries a 12-month guarantee, whatever its size.

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
When it is not the sealant
New sealant can’t fix everything, and we’ll tell you before work begins. It won’t solve:
- A cracked shower tray or bath (that needs repair or replacement)
- Loose or hollow tiles, or failed tanking behind them
- A bath or tray that moves because it is not properly supported
If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer.

The process
At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a morning or an afternoon for most single baths and showers, depending on how much there is to do. In Hook, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.

Advice
Different surfaces, different methods
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
What happens if it’s left?
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Hook, the repair is bigger than the sealant job would have been.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.

Bathrooms and kitchens in Hook
London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.
If you look after a building such as St Paul's CofE Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Chessington North station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone normally won’t clean off.
These are the problems we are asked about most:
- A bead that has pulled away from the tiles
- Water getting behind the bath panel
- A reseal done over the top of the old bead
- Water getting behind the kitchen upstand
