When to call us in Forest Green

New floors settle once they’re in use. Gaps at the edges appear in the first year or so, and rigid fillers crack.

These are the problems we are asked about most:

  • Gaps between floors and kitchen plinths
  • Failed joint filler in concrete floors
  • Perimeter joints in tiled floors filled with grout
  • Cracked caulk along skirting in bathrooms and kitchens

Floor joint sealing for homes and businesses in Forest Green

The gap under a skirting board often opens as floors and walls move with the seasons. Caulk tends to crack there, so we use a flexible sealant that moves with the floor. We work on concrete floor joints, wet room & bathroom floors and thresholds, and the jobs we see most are failed joint filler in concrete floors and threshold joints that have opened or worn.

Work in a small place like Forest Green just needs the journey and access planning, and once on site, the job is the same as anywhere.

There’s a 12-month guarantee on every job, whatever its size.

Joints and finishes in Forest Green homes

Across Surrey, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That’s why the skirting and threshold joints need a flexible seal.

Community buildings like Holy Trinity are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

When it isn’t the sealant

In fairness, there are a few things sealant will not fix:

  • Large cracks that need a surveyor
  • Tiles that have lifted or broken
  • Subfloor problems that need a flooring contractor

Forest Green: your questions answered

Will you come out to Forest Green?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is Forest Green in your area for floor joint sealing?

Yes, Forest Green is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or email us with a few details of the job, and we will send you a clear quote.

Do you offer different sealant colours?

In most cases you can choose. We will tell you which colours the right product comes in and agree one before we start.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Can sealant along the skirting be painted?

On joints you want to paint, yes. Silicone does not take paint.

When can I walk on the floor?

Follow the cure time we give you. Light use comes first, cleaning and heavy traffic later.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Surface by surface

Concrete floor joints

Hard wheels break down the edges of open joints. Sealing them supports the edges and stops debris collecting.

Skirting boards

Skirting-to-floor joints are a regular job for us. The old caulk is removed first so the bead sits on a clean surface.

The process

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours for most rooms, longer for large commercial floors. Somewhere as small as Forest Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we’re working on

Leave it or put it right?

Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. A flexible movement joint is the fix. In a small place like Forest Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Act on grout cracks that run in a straight line
  • Cone off fresh joints until they’re ready
  • Look at floor joints each spring
  • Lift furniture rather than dragging it across joints

Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead before it has fully cured.

Small gaps are quick to seal. Left alone, they collect dirt and widen over time.
