Floor joint sealing for homes and businesses in Runfold
Floor joint sealing is mostly about choosing the right product and preparing the joint. We remove what’s there first, the joint is cleaned and backed where needed, then the new sealant goes in. We work on concrete floor joints, thresholds and tiled floors, and people most often call us about failed joint filler in concrete floors and rigid edge joints in tiled floors.
Work in a small place like Runfold just needs the journey and access planning, and once on site, the job is the same as anywhere.
The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or drop us an email.

What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- Movement too big for a sealant joint
- Bouncy or failing floorboards
- Failed waterproofing under a wet room floor
If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.
What we seal
- Wet room & bathroom floors
- Commercial floors
- Skirting boards
- Concrete floor joints
- Thresholds
- Tiled floors
Surface by surface
Skirting boards
Skirting pulls away from the floor as floors shrink and settle. We seal them with a flexible sealant rather than caulk in a colour to suit.
Concrete floor joints
Old filler, dust and debris are cleaned out of the joint. Backing goes in where the depth needs controlling.
Aftercare tips
So the new joints stay in good condition:
- Keep heavy wheels off new concrete joints until cured
- Don’t paint over silicone
- Look at floor joints each spring
- Do not fill floor joints with caulk where they move or get wet
Mop with a well-wrung mop rather than flooding the floor. Less water at the edges helps the joints last.
Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.
Runfold questions
Is Runfold within the area you cover?
Yes, Runfold is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
I let a flat near Farnham station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
What do you need from me for a quote?
Just the basics: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or email us.
Is there a guarantee?
Yes. There’s a 12-month guarantee on every job, wherever you are.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little.
When to call us in Runfold
Wheels crossing an unfilled concrete joint chip its edges. Pallet trucks and trolleys knock the edges away.
People normally contact us when they notice one of these:
- Threshold joints that have opened or worn
- Gaps opening between the floor and skirting
- Caulk that has cracked where the floor moves
- Dirt and water collecting in open floor joints
For buildings such as The Church of the Good Shepherd, joints in its floors, skirtings and thresholds need resealing as they wear.

Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What we do, step by step
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a morning or an afternoon for most homes from start to finish. Somewhere like Runfold needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- The joint is vacuumed clean and backing fitted where needed.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
