FAQs for Tongham

Do you work for landlords with property near Ash station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.

Do you cover smaller places like Tongham?

Yes. Tongham is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is caulk good enough for skirting?

Caulk works on still, dry joints, but it cracks where there’s movement or water. For most floor joints, we use a flexible sealant.

How long before the joint can take traffic?

That varies with the sealant and the room. We give you the times for walking, cleaning and traffic when we finish so there’s no guesswork.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

How much does floor joint sealing cost in Tongham?

It depends on the job, so we quote each one individually. To get one, phone 0345 464 0079 or email us with a short description of the job.

Why does the gap under my skirting keep coming back?

Floors shrink and settle, especially in the first year or two and through the heating season. Caulk tends to crack; a flexible sealant doesn’t.

Floor joint sealing for homes and businesses in Tongham

Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out so water and dirt can’t get in. We are often asked to deal with grout cracking in a straight line across a floor and failed joint filler in concrete floors, across thresholds, wet room & bathroom floors and tiled floors.

In and around Tongham, floors range from older timber boards to tiles and newer finishes, each moving in its own way. The sealant at skirtings and thresholds has to suit the floor it meets.

All our work is covered by a 12-month guarantee.

What affects the cost of floor joint sealing

Jobs vary more than people expect. The main factors:

  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • Any working-time requirements on site
  • Whether the work is at height

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email

Joints and finishes in Tongham homes

Floors around Surrey run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

If you look after a church, hall or community building such as Church of St Paul, floor and skirting joints in halls and kitchens wear like any others. Managing a site like St Paul's CofE Infant School & Nursery? Then floor and threshold joints in busy corridors wear quickly and are best resealed early. For landlords with property near Ash station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Why deal with it now?

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. Sealing them now is a short job in most rooms. In an older home around Tongham, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or drop us an email and we will talk you through it.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Use furniture pads near skirting
  • Don’t fill floor joints with caulk where they move or get wet
  • Vacuum floor joints regularly to stop grit building up
  • Cone off fresh joints until they’re ready

Keep heavy furniture from dragging across the joints. Sharp edges can cut the sealant before it has fully cured.

Sealing a gap while it’s small is a quick job. Ignored, they fill with dirt and open further.

What we do, step by step

You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes a few hours, depending on the length of joint for a typical job. For a job in Tongham, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. Edges are cleaned and dried.
  4. A flexible sealant suited to the floor is applied and smooth it.
  5. Finally, we check the work and talk you through aftercare.

Before we arrive

  • Mention any tricky access
  • Mention any sign-in or site rules at work premises
  • Tell us about any water getting in
