Bathroom resealing in Tongham, done properly
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on kitchen worktops & upstands, sinks & splashbacks and wet rooms, and people most often call us about sealant that has split, shrunk or peeled away and smears of silicone across the tiles.
Smaller places like Tongham still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: all the old material out, the joint cleaned and dried, then new sealant or grout.
Big or small, you get the same one-year guarantee.

Honest limits
Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:
- Failed grout lines across the wall
- Tiles that have come away from the wall
- A leaking waste, trap or valve
If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

What bathroom resealing looks like in Tongham
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
If you look after a building such as St Paul's CofE Infant School & Nursery, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Ash station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to Church of St Paul include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Looking after it afterwards
So the new joints stay in good condition:
- Never pick at the silicone with a blade
- Keep the fan on for a while after bathing
- Look for lifting corners and small gaps now and then
- Stick to a soft cloth and a mild cleaner
In a kitchen, don’t let water sit along the back of the worktop. A dry joint lasts longer.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
The process
When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before we start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a smaller place like Tongham, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us if parking is tricky
- Mention any leaks or damp you’ve noticed

Why it’s worth doing now in Tongham
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In an older home around Tongham, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

Tongham questions
Will you come out to Tongham?
Yes, Tongham is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
I let a flat near Ash station. Can you help?
Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.
What should I tell you?
Tell us what needs doing and where, with pictures by email if possible. We’ll ask anything else we need to know.
How long does a bath or shower reseal take?
A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
How do I get a quote for bathroom resealing in Tongham?
Every job is different, so each one gets its own quote. For a quick quote, call 0345 464 0079 or drop us an email with a short description of the job.
Do you reseal kitchen worktops and sinks too?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
What the job involves on each surface
Wet rooms
A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
