How we handle bathroom resealing in Seale

Across Seale, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. If you are dealing with a bead that has pulled away from the tiles and leaking joints on a shower screen, we can put it right, on sinks & splashbacks, shower trays & enclosures and kitchen worktops & upstands alike.

For a small place like Seale, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is and we leave things clean and tidy. In a small place like Seale, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • Tell us if parking is tricky
  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints

What the job involves on each surface

Baths

The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.

Honest limits

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Water coming from the plumbing rather than the joint
  • A tray that rocks until it’s re-bedded
  • Loose or hollow tiles, or failed tanking behind them

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before you book.

Seale questions

Can you do bathroom resealing in Seale?

Yes. Our work covers London and the South East, and Seale is part of that. You can phone 0345 464 0079 or email us and tell us what needs doing.

Do you cover smaller places like Seale?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

How long before the new sealant can get wet?

After around 24 hours in most cases. You’ll get the exact cure time before we leave.

What do you need from me for a quote?

Tell us what needs doing and where, with pictures by email if possible. If we need more, we will ask.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Why deal with it now?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. In a small place like Seale, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or send us an email.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Never pick at the silicone with a blade
  • Move toiletries away from the joint
  • Wipe the sealant dry after showering
  • Dry worktop joints after washing up

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Do you need bathroom resealing in Seale?

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.

The most common problems we see are:

  • Cracked, shrunken or lifting silicone
  • Failed sealant on the screen profile
  • Lumpy, uneven sealant from a DIY attempt
  • A reseal done over the top of the old bead

Homes close to Church of St Laurence include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
