Questions from Knaphill
Do you cover smaller places like Knaphill?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I let a flat near Brookwood station. Can you help?
Yes, rental work is part of what we do. You can phone 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.
How long does floor joint sealing take?
Typically it takes a few hours, depending on the length of joint. Bigger jobs take longer.
Do you seal floor joints in bathrooms and kitchens?
Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone to keep mop water out.
Can I choose the sealant colour?
In most cases you can choose. We’ll explain which colours are available.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
Floor joint sealing in Knaphill
In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out and stops dirt collecting. We’re often asked to deal with gaps between floors and kitchen plinths and cracked grout where a tiled floor needs a movement joint, across wet room & bathroom floors, tiled floors and thresholds.
Where new homes go up in smaller places like Knaphill, it’s often a small development or a single plot. Each still needs its sealant and floor joints finished properly from day one.
Every job is covered by our 12-month guarantee.

What floor joint sealing looks like in Knaphill
Floors around Surrey run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
For buildings such as St Hugh of Lincoln's Church, floor and skirting joints in halls and kitchens wear like any others. Managing a site like Knaphill School? Then entrance and corridor floor joints take a lot of traffic. Rented homes near Brookwood station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

How the job changes by surface
Thresholds
Threshold joints get a lot of feet, so the sealant has to be tough as well as flexible and tool it flush.
Concrete floor joints
Hard wheels break down the edges of open joints. Sealing them supports the edges.

Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Do not slide heavy items over sealed joints
- Vacuum floor joints regularly to stop grit building up
- Avoid sloshing water against skirting
- Ask before painting over a sealed joint
In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it.
A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.
How we quote for floor joint sealing
Your quote is based on your job. We take into account:
- How easy the joints are to reach
- Any mould that needs treating
- The product the joint needs
- The number and length of the joints
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
You do not need to know the technical terms. It helps if you can tell us:
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
- Where the job is, and your postcode
- The problem you’ve noticed

How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most rooms, longer for large commercial floors, and the area is left clean. For a job in Knaphill, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We clear the edges of the floor so the joints are easy to reach.
- We take out the cracked caulk, grout or old sealant.
- We clean and dry the edges of the joint.
- A flexible sealant suited to the floor is applied.
- We check the joints and explain the aftercare.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
