Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Check skirting joints after the heating season
  • Get cracks along tile grout lines looked at early
  • Use a well-wrung mop rather than flooding the floor
  • Do not paint over silicone

Have a look at the joints once the heating season is over. If anything has opened, it’s easy to reseal.

In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.

How we handle floor joint sealing in Hammer

Concrete floors in warehouses and units have joints that take heavy wear. We reseal them with a product chosen for the movement and the traffic. We work on commercial floors, tiled floors and thresholds, and the jobs we see most are rigid edge joints in tiled floors and cracked caulk along skirting in bathrooms and kitchens.

For a small place like Hammer, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

There’s a 12-month guarantee on every job, whatever its size.

Do you need floor joint sealing in Hammer?

Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. Cracks often run straight along a line of joints, showing where a movement joint was needed.

It’s worth asking for a quote if you see:

  • Skirting that has pulled away from the floor
  • Cracked grout where a tiled floor needs a movement joint
  • Rigid edge joints in tiled floors
  • Failed joint filler in concrete floors

Rented homes near Haslemere station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Floor joint sealing in Hammer: local notes

Floors around Surrey run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

Community buildings like St. Stephen's Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. Schools such as Woolmer Hill School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

What sealant work can’t fix

We will not take on work that will not last, so here’s what sealant can’t put right:

  • Leaks from a failed tanking system
  • Movement too big for a sealant joint
  • Loose, hollow or cracked tiles, which need a tiler

If in doubt, ring 0345 464 0079 or email us and we will say what we think before booking.

Questions from Hammer

I let a flat near Haslemere station. Can you help?

Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear price.

Is Hammer in your area for floor joint sealing?

Yes. We work across London and the South East, and Hammer is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you work on commercial floors?

Yes. We clean out the joints and reseal them with a product suited to the floor. Let us know about the traffic and we will quote.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we are using.

Why has a gap opened under my skirting?

Generally it’s movement: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible sealant stays closed as the floor moves.

Where do you work from?

Mr Mastic is based in Crawley. We cover Hammer and the rest of Surrey.

Surface by surface

Commercial floors

Washroom and kitchen floors in commercial buildings need sound edge joints. They’re resealed with a flexible, water-resistant sealant.

Concrete floor joints

Sawn joints in concrete floors control where it cracks. They’re resealed with a product chosen for what runs over them.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours, depending on the length of joint. In a small place like Hammer, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention any tricky access
  • Mention any parking rules near the property

Advice

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
