Floor joint sealing in Hurtmore

Why deal with it now?

Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. Around Hurtmore, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Why book with us

  • Approved under the ARBOMaster scheme
  • A sealant colour to suit the surroundings
  • A choice of colours where the product allows
  • Arbo and Everbuild products

About our floor joint sealing in Hurtmore

Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, then clean, back and seal the joint. Typical jobs include grout cracking in a straight line across a floor and chipped and open joints in warehouse floors, on wet room & bathroom floors, skirting boards and tiled floors.

Around Hurtmore, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

How we quote for floor joint sealing

Your quote is based on your job. We take into account:

  • The old material and how stubborn it is
  • Whether there’s mould to deal with
  • When we can work, for business premises
  • The type of sealant required

Combining jobs into one visit is normally more efficient than separate visits. We will give you a clear price for the lot.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Where the job is, and your postcode
  • How we’d reach the joints
  • Whether it has been sealed before
  • The rough size of the job

For a quote, call 0345 464 0079 or drop us an email with the location and a short description of the problem. We will send you a clear quote before any work starts.

What we cannot put right

It helps to know what we cannot do:

  • Bouncy or failing floorboards
  • Water getting under the tiles from elsewhere
  • Concrete repairs beyond the joint

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before booking.

What we seal

  • Skirting boards
  • Thresholds
  • Concrete floor joints
  • Commercial floors
  • Wet room & bathroom floors
  • Tiled floors

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Lift furniture rather than dragging it across joints
  • Do not fill floor joints with caulk where they move or get wet
  • Avoid sloshing water against skirting
  • Check the sealant is paintable before decorating

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

How the visit works

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a morning or an afternoon for most homes. For a village or hamlet like Hurtmore, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • For indoor joints, keep the area dry beforehand if you can
  • Clear the area around the work

Questions from Hurtmore

Is Hurtmore within the area you cover?

Yes. Hurtmore is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Godalming station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.

How long before the joint can take traffic?

That varies with the sealant and the room. Before we leave, we tell you when it can be walked on, mopped and driven over so you can plan.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you seal kitchen plinths to the floor?

Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Floor joint sealing around Hurtmore

Floors around Surrey run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

Schools such as Charterhouse School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early. For buildings such as Church of St Nicholas, floor and skirting joints in halls and kitchens wear like any others. For landlords with property near Godalming station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.
