Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sand mastic in Hurtmore, done properly

Across Hurtmore, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. Common call-outs are for wind and rain getting in round a sash window and weathered mastic on the most exposed windows, on stone surrounds, period & listed homes and sash and case windows.

Outdoor sealant needs dry, clean surfaces, so work on frames around Hurtmore is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or drop us an email.

Hurtmore: your questions answered

Do you cover Hurtmore for sand mastic?

Yes. Our work covers London and the South East, and Hurtmore is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear price.

Will you come out to Hurtmore?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can sand mastic be painted?

Traditional guidance is not to paint over sand mastic. If you are redecorating the window, ask us first and we will talk you through it.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

How long does sand mastic take?

A typical job takes a few hours per window, depending on the condition of the joints, including the preparation. We will confirm how long when we quote.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Look over the window mastic once a year
  • Get any rot dealt with first
  • Renew mastic before redecorating the windows
  • Leave the new mastic unpainted

Make sure water drains away from the window surround. Constant wetting wears the mastic faster.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

We also work for property managers and facilities teams. Several sites can be quoted together, and we’re fully insured.

When to call us in Hurtmore

Most of it is simply age. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

These are the problems we’re asked about most:

  • Mastic dropping out of the joint
  • Mastic that needs renewing before redecorating
  • Mastic round period door frames that has failed
  • Draughts and rain around sash boxes

If you live in an older home near Church of St Nicholas, the joint between an old wall and a newer frame is generally the first place rain gets in.

Before you book anyone

  • Who does the work, and how experienced they are
  • Whether VAT is included
  • How long the guarantee is
  • What happens if they find a problem under the old sealant

Hurtmore homes and the weather

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Loseley Park (about 1.5 miles north-east) nearby, there’s older building stock in the area around Hurtmore as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Letting a property close to Godalming station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about. For site and facilities teams at buildings such as Charterhouse School, its window and door frames need their mastic kept sound, just like a home’s.

How the visit works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to a full day, depending on how many windows, including the tidy-up. For a village or hamlet like Hurtmore, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

How to prepare

  • Mention any tricky access
  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can
