Floor joint sealing in Old Woking

Where skirting is painted, we can use a flexible sealant that takes paint. For bathrooms and kitchens, silicone is generally the better choice because it handles water. Typical jobs include open joints around bathroom floor edges and skirting that has pulled away from the floor, across wet room & bathroom floors, commercial floors and tiled floors.

For a small place like Old Woking, the journey and access are planned in advance, and the work itself is the same as on any site.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Leave it or put it right?

Not every floor joint takes the same sealant: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Using the wrong one is why many floor joints fail. Older cottages and farmhouses around Old Woking can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Landlord and commercial work in Old Woking

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

We also work for property managers and facilities teams. Several sites can go on one quote.

How it works

We keep the work tidy and contained to the joints we are treating. The job usually takes a few hours, depending on the length of joint, and we explain the cure time before we leave. Somewhere like Old Woking needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor.
  5. We check the joints and explain the aftercare.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Clear the area around the work
  • Keep pets and children clear of the area while we work

Old Woking questions

Will you come out to Old Woking?

Yes, Old Woking is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Woking station?

Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.

My floor grout keeps cracking in a line. Can you help?

Often, yes. A crack along a grout line often means the floor needs room to move. We replace that grout with a flexible joint.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Old Woking.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

How long before the joint can take traffic?

That varies with the sealant and the room. Before we leave, we tell you when it can be walked on, mopped and driven over so there’s no guesswork.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How we quote for floor joint sealing

Your quote is based on your job. We look at:

  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with
  • The type of sealant required

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

To make quoting easier, let us know:

  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height

For a quote, call 0345 464 0079 or email us and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Use a well-wrung mop rather than flooding the floor
  • Check the sealant is paintable before decorating
  • Sweep along the edges of the floor
  • Don’t slide heavy items over sealed joints

Silicone sealant is not made to take paint. If you plan to paint, we will use a paintable product.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.

Floor joint sealing around Old Woking

Across Surrey, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

Schools such as Kingfield Primary School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. If you look after a church, hall or community building such as St Peter's Church, floor and skirting joints in halls and kitchens wear like any others. Letting a property close to Woking station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.
