External mastic for Old Woking homes and businesses

External mastic for homes and businesses in Old Woking

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two. We work on joints between brick and frames, copings & trims and concrete & block, and common reasons people get in touch are rain getting behind render or cladding at a joint and plants rooting in failed movement joints.

Somewhere as small as Old Woking, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.

We stand behind the work with a one-year guarantee.

What the job involves on each surface

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Leave it or put it right?

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. Older cottages and farmhouses around Old Woking can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Cracking across the wall rather than at a joint
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Structural movement, which needs a surveyor or engineer

If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before booking.

What we seal

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Old Woking: your questions answered

Do you cover smaller places like Old Woking?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Woking station. Can you help?

Yes, we work for landlords and letting agents. Just call 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Is it OK to fill a movement joint with cement?

No. A mortar-filled joint can’t move, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is normally more efficient.

Is the work guaranteed?

Yes, always. There’s a 12-month guarantee on every job, large or small.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Outside joints around Old Woking

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Byfleet Manor (about 3.8 miles north-east) are a reminder that the area around Old Woking has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

Schools such as Kingfield Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Homes close to St Peter's Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

Do you need external mastic in Old Woking?

Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

The most common problems we see are:

  • Gaps where render, brick and frames meet
  • Weathered mastic that no longer stretches
  • Joints with sealant missing in places
  • Joints where the bead has come unstuck

For landlords with property near Woking station, outside joints that have cracked can let damp into a rental, so check them between lets.

Choosing a sealant specialist

How the visit works

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. Somewhere as small as Old Woking, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • On commercial sites, let us know about site rules
  • Move anything stored near the joints
  • Mention if the joints have been sealed before
