About our regrouting in Oxted

A grout colour change can freshen a room without retiling. You might go from white to grey or back again. Just mention the colour you’d like when you phone 0345 464 0079 or email us. If you have kitchen splashback grout stained by grease and discoloured grout on otherwise sound tiles, we can put it right, on bathroom wall tiles, kitchen splashbacks and tiled floors alike.

Smaller places like Oxted still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: all the old material out, the joint cleaned and dried, then new sealant or grout.

There’s a 12-month guarantee on every job.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Leave it or put it right?

If tiles are loose, regrouting alone isn’t the answer. We’ll tell you before any work starts so you know what’s involved. Where the tiles are sound, regrouting is far less disruptive than retiling. In an older home around Oxted, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.

FAQs for Oxted

Can you help a landlord with a rental near Hurst Green station?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.

Will you come out to Oxted?

Yes. Oxted is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Could my grout be a different colour after regrouting?

Yes, plenty of people choose to. Darker grout can hide marks and lighter grout gives a fresher look.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Is resealing included with regrouting?

Generally, yes. The corners and edges should be silicone and doing both at once leaves everything sound.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Oxted and the rest of Surrey.

How do I get a quote for regrouting in Oxted?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

What goes in the corners, grout or silicone?

Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.

When it is not the sealant

It helps to know what we cannot do:

  • Loose tiles, which need refixing first
  • Movement in a stud wall or floor
  • A leaking wet room membrane

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

Landlords and agents in Oxted can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

When to call us in Oxted

Grout is porous, so it soaks up water, soap and dirt. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.

Look out for these signs:

  • Gaps where the shower grout has gone
  • Cracked grout along the bath or tray
  • Splashback grout that has darkened
  • Floor grout that won’t come clean

Rented homes near Hurst Green station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

Questions to ask before booking

  • What insurance they hold
  • How long to leave it before use
  • What the quote includes, VAT included or not

10 questions to ask before booking

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours, or longer for a fully tiled room. A visit to Oxted is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • Tell us if parking is tricky
  • Mention any sign-in or site rules at work premises
  • Clear the area around the work

How to look after the new joints

To keep the joints looking good and working properly:

  • Clean grout with a mild bathroom cleaner
  • Open a window or run the fan to clear steam
  • Wipe water off the walls when you are done
  • Use a soft brush rather than a wire one

Keep an eye on the silicone in the corners. It’s the part that moves, so it’s usually the first thing to need attention, long before the grout does.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

Oxted homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to St Agatha's Hall include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like Hazelwood School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
