Epsom Regrouting
Our applicators work in Epsom on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Crumbling grout between the tiles
- Shower grout that has worn away
- Corners filled with grout instead of silicone
How we handle regrouting in Epsom
Across Epsom, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. Common call-outs are for dirty, worn grout on a tiled floor and grout that’s cracking and breaking up, across bathroom wall tiles, bathroom floors and wet rooms.
Plenty of homes in a town like Epsom have had new bathrooms and kitchens over the years. A common problem is new sealant laid over old, which never bonds properly, which is why all the old material has to come out first.
You get a one-year guarantee, the same in Epsom as everywhere else we work.

Signs you need regrouting in Epsom
A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.
Look out for these signs:
- Cracked grout along the bath or tray
- Dirty, worn grout on a tiled floor
- Grout stained black or orange that won’t clean
- Grout washed out of a shower
Letting a property close to Epsom station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.
What your quote should include
- Whether the sealant suits the joint
- Whether VAT is included
- Which colour the sealant will be
- How long the guarantee is
Epsom homes and their sealant
Epsom has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
If you live in an older home near St. Barnabas Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Epsom is about 12 miles south of Kensington, in Surrey. Epsom gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Across Surrey, we cover 395 places, Epsom among them. For nearby work, see our London page, about 14 miles away.
Every address in KT19, KT18 and KT17 is covered for regrouting. Streets in the area include High Street, Upper High Street and Church Road. Epsom sits on or near the A24 and B280, which makes travel easy. Nearby, we also carry out regrouting in Ewell (1 mile north-east), North Looe (1 mile east), Horton (1 mile north-west), Epsom Downs (1 mile south-east) and Langley Vale (2 miles south). We also work in nearby towns such as Guildford (15 miles south-west), Woking (13 miles west), Horley (12 miles south), Redhill (8 miles south-east), Egham (14 miles north-west) and Reigate (7 miles south-east). As one of the bigger places in Surrey, Epsom has every kind of property, from flats to offices.

What we cannot put right
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- A leaking wet room membrane
- Leaks from pipes, valves or wastes (a plumber’s job)
- Movement in a stud wall or floor
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly before booking.

- Shower walls

What else we do in Epsom
Leave it or put it right?
Patching a few joints can look like a quick win, but patched grout rarely matches the rest, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Around Epsom, failed sealant lets water into hidden places, like the floor under a bath, the back of a panel or the inside of a wall. Left alone, that means rot, damp and a bigger repair.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

How the job changes by surface
Corners and edges
Edges are resealed while we are there, so the whole area is finished together.
Kitchen splashbacks
The grout by the hob and sink takes most of the mess. We renew the grout and the worktop sealant.
Common questions in Epsom
Do you work in hotels near Epsom?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Can you do regrouting in Epsom?
Yes, Epsom is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or email us and tell us what needs doing, and we’ll give you a clear quote.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
Where is Mr Mastic based?
We work from Crawley. Our applicators cover Epsom.
Do you reseal at the same time?
Generally, yes. The corners and edges should be silicone, and it makes sense to renew both together.
Will there be a smell?
Some sealants have a smell while they cure. Opening a window helps.
What if some of my tiles are loose?
New grout cannot hold loose tiles in place. We check the tiles first and tell you if any are loose or hollow so you know where you stand.
How soon can the shower be used after regrouting?
You will get a clear time from us before we go. The grout and sealant both need to cure before the shower is used.
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Landlord and commercial work in Epsom
We also work for property managers and facilities teams in Epsom and across Surrey. We can quote a run of properties together, and we are fully insured for the work.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
What we do, step by step
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours, or longer for a fully tiled room, depending on the size of the job. Parking in a town like Epsom is usually straightforward, but tell us if there’s a driveway or any restrictions, and mention if the work is upstairs, in a flat or high on the outside.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
