New build mastic for Flexford homes and businesses

New build mastic for homes and businesses in Flexford

Some owners wait for the first year’s movement before having joints redone. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. We work on show homes, windows & doors and plot handovers, and the jobs we see most are sealant that never bonded to the surface and messy sealant that spoils new finishes.

Older homes in small places like Flexford often have timber floors that move with the seasons, so skirting and threshold joints need a flexible sealant rather than a rigid filler.

A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

What happens if it’s left?

Water getting past a failed seal in a new build reaches walls and floors that are still settling. Resealing promptly protects the new finishes around it. Older cottages and farmhouses around Flexford can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

How it works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for most snagging lists, longer for a run of plots. For a village or hamlet like Flexford, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Advice

Different surfaces, different methods

Plot handovers

Taking time over preparation reduces return visits. Dust from the build is removed first and primer used where needed.

Bathrooms and en suites

Trays and baths in new builds settle as they’re used. The joint is stripped back before the new bead goes in with baths filled first.

Landlords, agents and businesses in Flexford

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

If you manage several properties in or around Flexford, several properties can be quoted together. Just tell us the addresses and what each one needs.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Record problems with dated pictures
  • Act quickly if a seal starts to leak
  • Ventilate bathrooms well, especially in the first year
  • Resist patching a failed seal with a tube from the DIY shop

Keep an eye on the joints over the first couple of years. Small gaps can appear as the house dries, and they’re simple to reseal once movement has slowed.

Early snagging is easier snagging. Left alone, a small crack can become a leak over time.

What new build mastic looks like in Flexford

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Where do you work from?

We are based in Crawley, and we work across South East England, London and Scotland.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Can I add another job to the visit?

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Signs you need new build mastic in Flexford

Not every new-build joint gets the right sealant: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Neither lasts long.

Signs it’s time to call us include:

  • Untidy sealant flagged on a snagging list
  • Skirting joints opening in the first winter
  • Kitchen sealant that has pulled off the wall
  • Plot mastic for developers ahead of handover

In and around Flexford, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

10 questions to ask before booking

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
