New build mastic for Parkgate homes and businesses

What we cannot put right

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Baths and trays that move too much for sealant to cope with
  • Deciding who is responsible under a builder’s warranty
  • Settlement cracks that need a surveyor

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

About our new build mastic in Parkgate

New homes move as they dry out. Timber shrinks, plaster dries and baths and trays bed down, so sealant that was laid quickly before handover often cracks. If you have plot mastic for developers ahead of handover and gaps behind new kitchen upstands, we can put it right, whatever the surface.

Work in a small place like Parkgate just needs the journey and access planning, and the work itself is the same as on any site.

Every job is covered by our one-year guarantee, wherever you are in Surrey.

How it works

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours in a single home. In a small place like Parkgate, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Before we arrive

  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed

Signs you need new build mastic in Parkgate

Sealant is often one of the last jobs before handover. Dusty, unprimed joints are common, and the sealant sits on grit instead of the surface.

People generally contact us after spotting something like this:

  • Joints pulling apart as timber shrinks
  • Gaps behind new kitchen upstands
  • Messy sealant that spoils new finishes
  • Beads laid onto grit and dust from the build

If you’ve bought a new home near Holmwood station, the sealant around baths, showers and frames is worth checking in the first year or two.

FAQs for Parkgate

Do you cover smaller places like Parkgate?

Yes. Parkgate is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Holmwood station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.

Should I wait before resealing?

If the seal has failed and water is getting in, do it now. Small gaps that are just cosmetic can be resealed once movement has slowed.

Can you match the sealant colour to my new kitchen or bathroom?

That depends on what the joint meets: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We agree the colour before we start.

Why does sealant fail so quickly in new builds?

There are generally two causes: movement as the house dries and settles, and sealant laid onto dust without primer. A proper reseal deals with both.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Can you reseal over the builder’s sealant?

No. The old sealant is cut out fully, the joint cleaned and primed where needed, and a new bead applied.

What should I tell you?

Let us know what needs doing and where. If we need more, we’ll ask.

What the job involves on each surface

Windows and doors

Draughts around new frames are often a sealant gap. We look at the joints and reseal where needed.

Plot handovers

Plot mastic is carried out to the developer’s schedule. Joints are prepared properly before sealing to keep callbacks down.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Resist patching a failed seal with a tube from the DIY shop
  • Wipe joints with warm soapy water
  • Open a window or run the fan after bathing
  • Check bath and shower seals every few months as the house settles

Follow the cure time we give you before the area gets wet. Silicone is normally left for about a day to cure enough for use.

Lifting sealant traps moisture and mould behind it. Resealing before mould gets in saves a harder job later.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What affects the cost of new build mastic

For a quick quote, just ask. What matters most is:

  • How much there is to do
  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove
  • Which sealant suits the joint

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What’s wrong with the joints now
  • Where the job is, and your postcode
  • The rough size of the job
  • If someone has resealed it before

We quote each job on its own, so start by telling us what you need. Simply ring 0345 464 0079 or send us an email and describe the job and send pictures if you have them.
