When it isn’t the sealant

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • Movement caused by a poorly fitted tray or bath
  • Deciding who is responsible under a builder’s warranty
  • Cracking that points to a structural problem

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

Surfaces we seal

New build mastic in Chertsey

New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. Common call-outs are for shower seals failing in the first year or two and gaps between new skirting and floors, across skirting & floors, show homes and plot handovers.

Where new homes go up in smaller places like Chertsey, it’s often a small development or a single plot. The sealant around baths, showers, frames and skirtings needs to be right from the start.

The work is covered for a year after we finish. If anything isn’t right with it, ring 0345 464 0079 or send us an email.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Surface by surface

Kitchens

New-kitchen sealant is often applied in a rush. We take it out and reseal neatly, colour-matched where it shows.

Windows and doors

On new builds, external frame sealant can be patchy. It’s resealed with an exterior sealant suited to the frame and wall.

Your questions about new build mastic in Chertsey

Will you come out to Chertsey?

That depends on the sealant used, so follow the cure time we give you.

Can you match the sealant colour to my new kitchen or bathroom?

The colour is chosen to suit the tiles, worktop or frame. Tell us what you’d like when you get a quote.

How much does new build mastic cost in Chertsey?

Size, access and the old material all affect the cost. Ask us for a quote.

Can I send you my snagging list?

Yes. We often work straight from a snagging list. We agree the sealant items with you before work begins.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

How we quote for new build mastic

The price is agreed before any work begins. It’s based on:

  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove

The cost depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

Asking for a quote

Before you ask for a quote, have a think about:

  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • The address or postcode of the job
  • Whether it’s a home or a business

We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or email us.

What happens if it’s left?

For developers, getting the sealant right first time saves return visits. Snagging visits for failed sealant cost time on every plot and most come down to preparation. In a smaller place like Chertsey, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

For landlords and businesses

Housing providers, facilities teams and property managers book us too in Chertsey and across Surrey. Several sites can be quoted together.

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for most snagging lists, longer for a run of plots. Parking around Chertsey is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. We cut out every bit of the failed or messy sealant.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you’re given the cure time.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts
  • Tell us if parking is tricky
