Remedial sealant in Chertsey

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint won’t last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. We work on leaking tray & enclosure joints, expansion joints and botched or over-sealed joints, and people most often call us about products that weren’t meant for the joint and over-sealed joints coming away.

Smaller places like Chertsey still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How we quote for remedial sealant

We don’t publish a price list, because no two jobs are the same. What we look at:

  • The number and length of the joints
  • Which sealant suits the joint
  • Any working-time requirements on site
  • How many areas need sealing

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • The type of property
  • Any previous sealing or DIY work
  • The address or postcode of the job
  • The rough size of the job

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work.

How it works

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Parking around Chertsey is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. First we find out how and where the joint has failed.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises

What the job involves on each surface

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.

Mouldy bath & shower sealant

Black mould inside the bead won’t scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.

Leave it or put it right?

Mould under a bead cannot be reached by cleaning. Removal is the only way to get at it, so the joint can be treated and resealed. Around Chertsey, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

What you get with us

  • Any old sealant cut out fully, not covered over
  • Neat joints and a tidy finish
  • A 12-month guarantee on all work
  • ARBOMaster approved applicator

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Do not wait for a small gap to become a leak
  • Have loose fittings fixed before resealing
  • Don’t add new sealant on top of old
  • Look for stains below bathrooms now and then

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.

What we can’t put right

New sealant cannot fix everything, and we will tell you before we start. It won’t solve:

  • Sealant in an older building that needs testing for asbestos first
  • A bath, tray or worktop that moves until it’s properly fixed
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Expansion joints
  • Shrunken worktop sealant
  • Failed movement joints

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Do you work in hotels near Chertsey?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Does remedial work come with a guarantee?

Yes. Our one-year guarantee covers the work, and we are ARBOMaster approved.

What do you need from me for a quote?

Tell us what needs doing and where, with photos by email if possible. If we need more, we’ll ask.

Do you have insurance?

Yes. We are fully insured for domestic and commercial work.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can you remove sealant that is been put over old sealant?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s the only way the new joint will last.

How much does remedial sealant cost in Chertsey?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What remedial sealant looks like in Chertsey

There are hotels and other places to stay in and around Chertsey. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Church of St Peter, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Chertsey station? Then a joint that keeps failing is best fixed properly while the property is empty. If you look after a building such as St Anne's Catholic Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.
