New build mastic in Ripley, done properly
Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks rather than sitting on a layer of grit. Common call-outs are for sealant applied over dusty or wet surfaces and sealant work across a run of new homes, on kitchens, windows & doors and plot handovers.
Around Ripley, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.

How we quote for new build mastic
For a quick quote, just ask. The main things that affect it are:
- How many rooms, windows or areas are involved
- Mould in or behind the old joints
- Access and height
- Which sealant suits the joint
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
Helping us quote
To make quoting easier, please include:
- The problem you’ve noticed
- The type of property
- Where the property is
- The rough size of the job
For new build mastic in Ripley, phone 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

Landlord and commercial work in Ripley
If you manage several properties in or around Ripley, several properties can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What we do, step by step
On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before we start. Most jobs take a few hours in a single home. Somewhere like Ripley needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- We check every joint and leave you with the cure times.
How to prepare
- Let us know about earlier repairs to the joints
- For business premises, tell us about site rules or sign-in
- Tell us if parking is tricky

Advice
How the job changes by surface
Kitchens
Worktop, upstand and sink joints in new kitchens often get a hurried bead. We take it out and reseal neatly, colour-matched where it shows.
Skirting and floors
Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.
Leave it or put it right?
A tube of sealant from the DIY shop won’t fix the cause: grit, unprimed surfaces and old layers underneath. Proper removal and preparation are what make it last. Where a wall is exposed, as many are in small places like Ripley, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Ripley: your questions answered
Do you cover smaller places like Ripley?
Yes. Ripley is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Clandon station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Is it worth resealing while the house is still settling?
If the seal has failed and water is getting in, do it now. Hairline cosmetic gaps can wait until the house has settled.
Can you match the sealant colour to my new kitchen or bathroom?
We use white, clear or a colour to suit the finishes. Let us know your preference when you ask for a quote.
Do you work for developers?
Yes. Plot mastic and second-fix sealing for developers is part of our work. Send us the plot schedule and we will quote.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme.
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Follow the cure time we give you
- Raise failed sealant with the developer while you’re covered
- Resist patching a failed seal with a tube from the DIY shop
- Record problems with dated photos
Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents, which can damage the surface.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and protects the rest of the house.
