New build mastic in Heathrow

Across Heathrow, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method does not change: cut out, clean, prime where needed and reseal neatly. Common call-outs are for new-build shower sealant that has already split and second-fix sealing on new plots, on kitchens, plot handovers and skirting & floors.

Somewhere as small as Heathrow, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.

Your job is guaranteed for a year, as with all our work.

Honest limits

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Your warranty claim itself, which is between you and the builder
  • Leaking fittings rather than failed sealant
  • A tray or bath that isn’t properly supported, until it’s fixed

If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.

What we seal

  • Show homes
  • Skirting & floors
  • Bathrooms & en suites
  • Plot handovers
  • Windows & doors
  • Kitchens

Surface by surface

Show homes

Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish to a tidy standard. We’ll plan around viewing times.

Skirting and floors

New homes often develop a gap between skirting and floor. We seal it with a flexible sealant that copes with the movement.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Quotes for new build mastic in Heathrow

Call for a quick quote. The main things that affect it are:

  • How many rooms, windows or areas are involved
  • Which sealant suits the joint
  • Any working-time requirements on site
  • The old material and how stubborn it is

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property
  • The address or postcode of the job
  • A few pictures by email, if you can

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

For landlords and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

The process

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes anything from a few hours to several days, depending on the number of plots from start to finish. Somewhere like Heathrow needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. We cut out every bit of the failed or messy sealant.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. We check every joint and tell you how long each needs to cure.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we are working on
  • Mention any leaks or damp you’ve noticed

How to get a quote

Advice

How to look after the new joints

Looking after new joints is easy:

  • Look at the sealant regularly in the first couple of years
  • Follow the cure time we give you
  • Ventilate bathrooms well, especially in the first year
  • Wipe joints with warm soapy water

Follow the cure time we give you before the area gets wet. Silicone is usually left for about a day.

Early snagging is easier snagging. Small faults turn into leaks if left in a busy bathroom.
