New build mastic in Frimley

New build mastic in Frimley, done properly

Some owners wait for the first year’s movement before having joints redone. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. Typical jobs include untidy sealant flagged on a snagging list and frame joints opening as the plaster dries, across plot handovers, windows & doors and kitchens.

Towns like Frimley have older streets and newer estates side by side, with new homes still going up on the edge of many towns. In a newer home, sealant and floor joints are normally among the first things to need attention.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Avoid running a DIY bead over the old one
  • Raise failed sealant with the developer while you’re covered
  • Wipe joints with warm soapy water
  • Watch for new gaps as the house dries out

Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.

Common problems we fix in Frimley

When the heating goes on in the first winter, the house dries fast. Gaps open along skirting, frames and worktops.

The most common problems we see are:

  • Cracked caulk along new skirting
  • Kitchen sealant that has pulled off the wall
  • Internal frame sealant that has split
  • Sealant work across a run of new homes

If you’ve bought a new home near Frimley station, the sealant around baths, showers and frames is worth checking in the first year or two.

Why it’s worth doing now in Frimley

Resealing everything on a snagging list in one visit is usually simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times. Black mould and gaps in sealant do not fix themselves, and in a busy home in Frimley they get worse with every use. Now is the easy time to put it right.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or send us an email and we will talk you through it.

Different surfaces, different methods

Kitchens

Sink joints are wet all the time. A kitchen sealant goes in there.

Plot handovers

We work through plots to your schedule, sealing each room ready for handover. Each joint is cleaned and primed where needed.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Damaged fittings that need replacing
  • Structural cracks in walls or ceilings
  • Disputes or warranty claims with your builder

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think.

Frimley: your questions answered

Is new build mastic in Frimley guaranteed?

All our work, in Frimley and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is Frimley in your area for new build mastic?

Yes. We work across London and the South East, and Frimley is part of that. Just phone 0345 464 0079 or email us with a few details of the job.

Do you take on second-fix sealing for builders?

Yes. We seal plots to the developer’s programme ready for handover. Tell us the plots and the joints involved for a clear quote.

How long does the job take?

Most jobs take a few hours for most snagging lists, longer for a run of plots, including the preparation. Your quote will say how long we expect yours to take.

Why has my new-build shower seal failed already?

Cracking in the first couple of years is common, because the house is drying and settling. Rushed application on dusty surfaces makes it worse.

When is the sealant fully cured?

That depends on the sealant used, so follow the cure time we give you.

What do you need from me for a quote?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on the number of plots from start to finish. Parking in a town like Frimley is normally straightforward, but tell us if there’s a driveway or any restrictions, and mention if the work is upstairs, in a flat or high on the outside.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

How to prepare

  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions
  • Let us know about stairs, lifts or work at height
