Landlords, agents and businesses in The Sands

Landlords and agents in The Sands can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

New build mastic for homes and businesses in The Sands

Some owners wait for the first year’s movement before having joints redone. For small cosmetic gaps, that is reasonable, but a failed shower or bath seal shouldn’t wait. If you have beads laid onto grit and dust from the build and smeared, uneven beads picked up at snagging, we can put it right, on bathrooms & en suites, show homes and plot handovers alike.

Work in a small place like The Sands just needs the journey and access planning, and once on site, the job is the same as anywhere.

Whatever the size of the job, it’s backed by our 12-month guarantee.

I let a flat near Farnham station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Yes, always. There’s a 12-month guarantee on every job.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Why has my new-build shower seal failed already?

A new house dries and settles for a year or two, and sealant is often rushed onto dusty, unprimed surfaces. Either can make it fail early.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Keeping the joints in good condition

Good habits help new joints last longer. A few tips:

  • Use the extractor fan every time you shower
  • Avoid running a DIY bead over the old one
  • Keep pictures and emails about snagging items
  • Put sealant faults on your snagging list early

Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak.

Common problems we fix in The Sands

Sealant is often one of the last jobs before handover. Joints aren’t always cleaned of dust or primed, so the bead never bonds properly.

Any of these means the joints need attention:

  • Sealant applied over dusty or wet surfaces
  • Smeared, uneven beads picked up at snagging
  • Cracked caulk along new skirting
  • Shower seals failing in the first year or two

In and around The Sands, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

How to choose a mastic man

What new build mastic looks like in The Sands

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For new homes near Farnham station, it’s worth checking the sealant early, while snags are still fresh.

What the job involves on each surface

Skirting and floors

Floors and skirting move as the house dries and the heating runs. We use a flexible product rather than caulk.

Kitchens

Worktop, upstand and sink joints in new kitchens often get a hurried bead. We remove it and reseal with a kitchen-suitable sealant.

What we do, step by step

We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. The job generally takes a few hours in a single home, and we explain the cure time before we leave. In a small place like The Sands, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

How to prepare

  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height
  • Tell us about any water getting in

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Your warranty claim itself, which is between you and the builder
  • Movement caused by a poorly fitted tray or bath
  • Structural cracks in walls or ceilings

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.
