Glazing & conservatory sealant in The Sands, Surrey
Glazing silicone for conservatories, rooflights, glass panels and shower screens for homes and businesses in The Sands and across Surrey. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Conservatory leaks at frame and glazing joints
- Water tracking down the inner face of the glass
- Failed joints on frameless glass
The process
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes anything from an hour or two to most of a day, depending on the size of the job for a typical job. In a small place like The Sands, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by finding the leak and making sure sealant is the cause.
- We cut out the failed silicone, taking care of the glass and frame.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- New glazing silicone goes in and is tooled to a neat finish.
- We check the joints and, where safe, run water over them.
How to prepare
- Keep pets and children clear of the area while we work
- Let us know if you’ve seen damp or leaks
- Tell us about access, such as stairs, a lift or high-level joints

About our glazing silicone in The Sands
We renew glazing silicone on conservatories, rooflights and glass panels plus shower screens and the bases of glass balustrades. Each joint is cut out, cleaned and resealed. If you are dealing with water running down inside the glass and glass-to-glass joints that have split, we can put it right, on glass balustrade bases, glass-to-frame joints and conservatory frames alike.
In a village or hamlet like The Sands, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.
All of our work is guaranteed for twelve months.

Why act early in The Sands
If the problem is a misted unit or a broken panel, sealant will not help. We say so plainly and point you to a glazier or roofer. Around The Sands, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Glass balustrade bases
The base joint is cut out and resealed. We don’t install or replace glass.
Glass-to-glass joints
Where two panes meet, the silicone joint takes all the movement. It must be clean, neat and well bonded.
Looking after it afterwards
Aftercare is simple:
- Check the silicone on glass every year or so
- Keep air moving in the conservatory
- Wipe the screen down after showering
- Use gentle products around the joints
Clear the conservatory gutters regularly so water doesn’t back up against the seals. Overflowing gutters can cause leaks of their own.
Act on black or lifting silicone early. Peeling silicone lets water in behind and the leak gets worse.
How we quote for glazing silicone
Call for a quick quote. The main things that affect it are:
- The number and length of the joints
- Whether the work is at height
- Whether old sealant or filler has to be cut out
- How many rooms, windows or areas are involved
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.
Helping us quote
You don’t need to know the technical terms. Just tell us:
- Where the property is
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved

Can you work on commercial sites?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
What does glazing silicone cost?
Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Glazing silicone in The Sands: local notes
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Farnham Castle (about 2.8 miles west) nearby, there’s older building stock in the area around The Sands as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
If you live in an older home near The Church of the Good Shepherd, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Letting a property close to Farnham station? Then glazing joints are worth checking at the end of a tenancy, before a small leak grows. Schools such as South Farnham School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
The Sands is about 2 miles east of Farnham, in Surrey. Across the GU10 area, we can carry out glazing silicone at your property. Our Surrey coverage runs to 395 places, The Sands among them. You can also see our page for Reading, roughly 19 miles from The Sands.

Around The Sands

When something else is needed
In fairness, some problems need a different trade:
- Leaks from the roof covering or flashing (a roofer’s job)
- Cracked or broken glass
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
If in doubt, ring 0345 464 0079 or email us and we will say what we think before booking.
