New build mastic in Ansteadbrook

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation, because that’s what rushed new-build sealant usually lacks. If you’re dealing with cracked caulk along new skirting and worktop and upstand sealant coming away, we can help, on bathrooms & en suites, show homes and skirting & floors alike.

For a small place like Ansteadbrook, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

The process

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. The job usually takes a few hours in a single home. In a small place like Ansteadbrook, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. We cut out every bit of the failed or messy sealant.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Mention any parking rules near the property
  • On commercial sites, let us know about site rules

Advice

New homes and floors in Ansteadbrook

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you’ve bought a new home near Haslemere station, the sealant around baths, showers and frames is worth checking in the first year or two.

Ansteadbrook is about 10 miles south-east of Farnham, in Surrey. Leave it or put it right?

Water getting past a failed seal in a new build reaches walls and floors that are still settling. Resealing promptly protects the new finishes around it. Where a wall is exposed, as many are in small places like Ansteadbrook, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, phone 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

What you get with us

  • Old sealant always removed completely
  • We agree the colour with you first
  • Anti-fungal sanitary silicone in wet areas
  • Arbo and Everbuild products

Take a look at our cost guide and our reviews.

Honest limits

Sealant isn’t the answer to every problem, and we will tell you before any work starts. It won’t solve:

  • Plumbing faults behind the sealant
  • Deciding who is responsible under a builder’s warranty
  • Cracking that points to a structural problem

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Plot handovers

Taking time over preparation reduces return visits. We clean out building dust before sealing.

Show homes

We seal show-home bathrooms, kitchens and frames to a tidy standard. We’ll plan around viewing times.

Ansteadbrook: your questions answered

Will you come out to Ansteadbrook?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Haslemere station. Can you help?

Yes, we work for letting agents and landlords. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.

When is the sealant fully cured?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

How long does new build mastic take?

That depends on how much there is to do, but as a guide it takes anything from a few hours to several days, depending on the number of plots. We’ll tell you when we quote.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or send us an email.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you reseal over the builder’s sealant?

No. We always remove the existing bead, then clean and prime the joint, and a new bead applied.

Signs you need new build mastic in Ansteadbrook

Later trades and the final clean can damage fresh sealant. If it’s disturbed before curing, the joint can be left weak.

Most people get in touch when they notice one of these:

  • Plot mastic for developers ahead of handover
  • Smeared, uneven beads picked up at snagging
  • Sealant that never bonded to the surface
  • Gaps between new skirting and floors

Around Ansteadbrook, as everywhere, new build mastic is only as good as the preparation behind it.

What your quote should include

  • Who turns up on the day
  • How the surfaces are prepared before sealing
  • How hidden problems are handled
  • When the joint can take water or movement

Choosing a sealant specialist

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Look at the sealant regularly in the first couple of years
  • Wipe joints with warm soapy water
  • Keep pictures and emails about snagging items
  • Act quickly if a seal starts to leak

Follow the cure time we give you before the area gets wet. Most silicones need around a day before water reaches them.

A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.
