How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Look at the sealant regularly in the first couple of years
  • Use the extractor fan every time you shower
  • Act quickly if a seal starts to leak
  • Clean sealant with mild detergent, not abrasives

Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day before water reaches them.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak over time.

How we handle new build mastic in Lickfold

Some new-home owners let the house settle before resealing. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. If you are dealing with internal frame sealant that has split and skirting joints opening in the first winter, we can put it right, on windows & doors, plot handovers and show homes alike.

Around Lickfold, older homes often have timber floors that move through the year, so skirting and threshold joints need a flexible sealant rather than a rigid filler.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Questions from Lickfold

Will you come out to Lickfold?

Yes, Lickfold is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you cover Lickfold for new build mastic?

Yes. We work across London and the South East, and Lickfold is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we’ll send you a clear quote.

Can landlords and businesses book you?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you when we finish.

Can new sealant go on top of the old bead?

No. The old sealant is cut out fully, then clean and prime the joint, and a new bead applied.

Do you need new build mastic in Lickfold?

On many sites, sealant goes on in the final rush before handover. Joints aren’t always cleaned of dust or primed, so the bead never bonds properly.

Most people get in touch when they notice one of these:

  • New-build shower sealant that has already split
  • Plot mastic for developers ahead of handover
  • Internal frame sealant that has split
  • Cracks appearing as a new home settles

If you’ve bought a new home near Haslemere station, the sealant around baths, showers and frames is worth checking in the first year or two.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • Whether they’re fully insured
  • What the quote includes, VAT included or not
  • What guarantee comes with the work

Plot handovers

Good preparation at handover saves snagging later. We clean out building dust before sealing.

Kitchens

Worktop, upstand and sink joints in new kitchens often get a hurried bead. We remove it and reseal with a kitchen-suitable sealant.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

What affects the cost of new build mastic

The price is agreed before any work begins. It takes into account:

  • How much old sealant there is and how hard it is to remove
  • Any mould that needs treating
  • How many rooms, windows or areas are involved
  • Access and height

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Asking for a quote

Before you ask for a quote, have a think about:

  • If someone has resealed it before
  • Any access issues, like height or stairs
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved

For a quote, ring 0345 464 0079 or drop us an email with the location and a short description of the problem. We’ll give you a clear price before any work starts.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

How the visit works

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for most snagging lists, longer for a run of plots. Somewhere like Lickfold needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Let us know if you’ve seen damp or leaks
  • Try not to wet indoor joints just before the visit
