Mastic and sealant work in West Sussex

How bathroom resealing works in West Sussex

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on kitchen worktops & upstands, baths and shower trays & enclosures, and people most often call us about a bead that has pulled away from the tiles and water escaping at the shower enclosure.

Before we leave, we go over the finished joints with you. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job.

  1. We start by protecting the area and stripping out the old bead.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Near you in Crawley

Around Crawley, our work takes us to homes and buildings near Friary Church of St Francis and St Anthony, St Wilfrid's Catholic School and Tilgate Park and the streets around them. You will also find The George Hotel (less than half a mile north), Three Bridges Junior School (less than half a mile south-east) and St Francis of Assisi Catholic Primary School (less than half a mile south-east). There’s a railway station in Crawley itself: Crawley station. Nearby you’ll also find Crawley Hospital (0.5 miles north-west) and County Mall (within half a mile north-east). Green spaces nearby include Tilgate Lake.

Where we work in West Sussex

In West Sussex, bathroom resealing takes in flats, houses, rentals and businesses, in Crawley, Horsham and Worthing and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in West Sussex, surfaces are cleaned back properly before new sealant goes in. In the coastal parts of West Sussex, the sea-facing side of a building takes the most weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.

Crawley: Letting a property close to Crawley station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Three Bridges Junior School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.

Comparing quotes

  • Whether they seal over old material or remove it
  • What happens if the job turns out different
  • Whether the sealant suits the joint
  • Who does the work, and how experienced they are

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Tiles that have come away from the wall
  • Water getting in through the grout rather than the sealant
  • A leaking waste, trap or valve

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Stick to a soft cloth and a mild cleaner
  • Check the joints every few months for splits or lifting
  • Let new sealant cure fully before it gets wet
  • Never pick at the silicone with a blade

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally will not remove it. Catching it early keeps it a simple reseal.

Quotes for bathroom resealing in West Sussex

For a quick quote, just ask. What matters most is:

  • When we can work, for business premises
  • The number of rooms or windows
  • Mould in or behind the old joints
  • Whether the work is at height

Leaving a failed joint normally makes the job bigger, not smaller. If you’re not sure whether it needs doing, call 0345 464 0079 or email us and we’ll give you an honest view and a quote.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Photos by email, if that is easy
  • Whether it’s a home or a business
  • Any previous sealing or DIY work
  • Roughly how big the job is

Every job is quoted individually, so start by telling us what you need. Simply call 0345 464 0079 or email us and describe the job.

West Sussex questions

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Can new silicone go straight over the old?

No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

What colours of sealant can you use?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Can you quote for more than one area?

Yes, we can. More than one area can go on one quote.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Can landlords and businesses book you?

Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.
