Lidsey Bathroom Resealing
Bath, shower, basin, wet room, worktop and sink resealing for homes and businesses in Lidsey and across West Sussex. Fully insured, ARBOMaster approved and guaranteed for a year.
- A joint torn by a bath that flexes
- Cracked, shrunken or lifting silicone
- Smears of silicone across the tiles
How to look after the new joints
A little care helps the new joints last. We recommend:
- Keep bottles off the sealant line
- Dry worktop joints after washing up
- Check the joints every few months for splits or lifting
- Keep the fan on for a while after bathing
Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
How we handle bathroom resealing in Lidsey
Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you call 0345 464 0079 or email us, and you’ll get a clear quote for bathroom resealing in Lidsey. If you’re dealing with lumpy, uneven sealant from a DIY attempt and a reseal done over the top of the old bead, we can put it right.
Around Lidsey, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

How the job changes by surface
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
What we do, step by step
We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. In a small place like Lidsey, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, usually around 24 hours.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about earlier repairs to the joints
- Plan for the work area to be out of bounds to pets and children

Signs you need bathroom resealing in Lidsey
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.
The most common problems we see are:
- A bead that has pulled away from the tiles
- Lumpy, uneven sealant from a DIY attempt
- A reseal done over the top of the old bead
- Damp behind the bath or under the tray
For an older house near a landmark such as The Parish Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
What your quote should include
- Whether they seal over old material or remove it
- How the surfaces are prepared before sealing
- What happens if they find a problem under the old sealant
- What product goes in the joint
What we can’t put right
A few problems are outside what sealant work can do:
- Movement from a bath with loose feet or no proper support
- A leaking waste, trap or valve
- Tiles that have come away from the wall
If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.
Surfaces we seal
- Kitchen worktops & upstands
- Shower trays & enclosures

- Sinks & splashbacks

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Lidsey: your questions answered
Is Lidsey within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Barnham station. Can you help?
Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Can you get rid of the black mould in my sealant?
Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Where is Mr Mastic based?
We’re based in Crawley, and we work across South East England, London and Scotland.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
How do I get a quote for bathroom resealing in Lidsey?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.
Why act early in Lidsey
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Around Lidsey, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Lidsey homes and their sealant
Lidsey is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you let a flat or house near Barnham station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Aldingbourne Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
