About our bathroom resealing in Westergate
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on kitchen worktops & upstands, wet rooms and shower trays & enclosures, and people most often call us about lumpy, uneven sealant from a DIY attempt and black mould in the silicone that won’t clean off.
In a smaller place like Westergate, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Sealant and grout wear out here just as they do in a big town.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Westergate homes and their sealant
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
For landlords with property near Barnham station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Common problems we fix in Westergate
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.
Look out for any of the following:
- Black mould in the silicone that won’t clean off
- Damp behind the bath or under the tray
- New sealant laid over old sealant that is now lifting
- Cracked, shrunken or lifting silicone
If you look after a building such as Aldingbourne Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What to look for in a quote
- Who turns up on the day
- Whether you can choose the colour
- What happens if they find a problem under the old sealant
- Whether the sealant suits the joint
Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Move toiletries away from the joint
- Dry the bead with a towel now and then
- Avoid abrasive pads on the sealant
- Let new sealant cure fully before it gets wet
Give the silicone time to cure before it gets wet, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
What sealant work can’t fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- Water coming from the plumbing rather than the joint
- Failed grout lines across the wall
- Cracks in the tray itself rather than the joint
If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.

What else we do in Westergate
How it works
The work is kept neat and contained to the area we are working on. The job generally takes a couple of hours for a single bath or shower, and we explain the cure time before we leave. Parking around Westergate is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Let us know about parking restrictions
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any water getting in

Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone.
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
Questions from Westergate
Can you help a landlord with a rental near Barnham station?
Yes, we work for letting agents and landlords. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.
Is Westergate within the area you cover?
Yes, Westergate is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Are you fully insured?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
Can new silicone go straight over the old?
No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures.
What happens if it’s left?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. Around Westergate, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
