Bathroom resealing in PO20: how it works
It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on kitchen worktops & upstands, basins & vanity units and baths, and the jobs we see most are failed sealant on the screen profile and a reseal done over the top of the old bead.
Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for a single bath or shower.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Local landmarks in Selsey
Typical jobs here are in homes near The Fisherman's Joy Public House, Seal Primary Academy and St Peter's Church, among other places. Also close by are The Academy (less than half a mile north-west) and The Academy (less than half a mile north-west). Well-known places in the area include Selsey Lifeboat Museum (0.5 miles south-east).
Where we work in PO20
Our bathroom resealing work across PO20 covers homes, rentals and businesses, from Chichester, Selsey and Portfield to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in PO20, joints are cleaned back properly before anything new goes in. Along the coast in PO20, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Selsey: Schools such as Seal Primary Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to St Peter's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What affects the quote in PO20
Your quote is based on your job. We take into account:
- How many rooms, windows or areas are involved
- The product the joint needs
- Whether the work is at height
- Whether there’s mould to deal with
Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.
Asking for a quote
When you call or email, it’s useful to know:
- Photos by email, if that’s easy
- How we’d reach the joints
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
Getting a quote is simple: let us know the job and the location. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Work for landlords, hotels and businesses
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Don’t leave water standing on kitchen joints
- Wait for the cure time we give you
- Squeegee the walls and tray after use
- Stick to a soft cloth and a mild cleaner
Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just phone 0345 464 0079 or email us.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Why act early?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal.
What your quote should include
- Whether they’re fully insured
- How much experience the applicator has
- How hidden problems are handled
- Whether the sealant suits the joint
FAQs for PO20
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Can I choose the colour of the sealant?
You’re not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Can you quote for more than one area?
Yes. Just list everything you need.
Where do you work from?
Mr Mastic is based in Crawley. We cover PO20 and the rest of West Sussex, along with the rest of our area.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures.
Do you work in PO20?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, PO20 included.
