How bathroom resealing works in PO10
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. Common call-outs are for lumpy, uneven sealant from a DIY attempt and new sealant laid over old sealant that is now lifting, across basins & vanity units, shower trays & enclosures and sinks & splashbacks.
The work is kept neat and contained to the area we’re working on, so you can get on with your day. The job normally takes a morning or an afternoon for most single baths and showers, and we explain the cure time before we leave.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How we quote
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What you get with us
- Sanitary silicone with an anti-fungal additive in wet areas
- Arbo and Everbuild products
- An ARBOMaster approved applicator
- Every job guaranteed for a year

Local landmarks in Emsworth
Typical jobs here are in homes near Bourne Community College, Church of St James and The Kings Arms. You’ll also find Eames Farm (1.4 miles south) and St James Church of England Controlled Primary School (within half a mile north). Emsworth has its own railway station: Emsworth station. Well-known places in the area include Havant War Memorial Hospital (2.2 miles west) and Emsworth Museum (under half a mile south). The countryside around Emsworth includes Brook Meadow (Emsworth).
Where we work in PO10
From Chichester, Emsworth and Denvilles to its smaller places, homes across PO10 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in PO10 is planned around the forecast. Along the coast in PO10, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most.
Emsworth: Rented homes near Emsworth station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Church of St James, walls and floors in older homes can move, and sealant and grout show it first.
Work for landlords, hotels and businesses
Landlords and letting agents in PO10 can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Why deal with it now?
Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we will tell you.
Comparing quotes
- How the joint is cleaned and prepared
- Which sealant they’ll use, and why
- Whether they seal over old material or remove it
- When the joint can take water or movement
When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Tiles that have come away from the wall
- Water coming from the plumbing rather than the joint
- A bath or tray that moves because it isn’t properly supported
Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Surface by surface
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
Questions from PO10
Is it OK to put new sealant on top of the old bead?
No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Can mouldy silicone be sorted out?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Can I add another job to the visit?
Yes. More than one area can go on one quote.
Can I choose the colour of the sealant?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
I rent my home. Can I book you?
Yes. Ask your landlord first, and we can send them the quote if that helps.
