Common reasons people contact us include:

  • Failed sealant on the screen profile
  • Water getting behind the bath panel
  • Splits where the tray meets the wall
  • Mouldy sealant that has gone black

Choosing a sealant specialist

Bathroom resealing for homes and businesses in Thorney Island

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on shower trays & enclosures, sinks & splashbacks and basins & vanity units, and people most often call us about a messy, uneven bead from a previous reseal and leaks into the floor or ceiling below.

Somewhere as small as Thorney Island, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or drop us an email.

Honest limits

We will not take on work that will not last, so these are the limits:

  • Failed grout lines across the wall
  • A bath or tray that moves because it is not properly supported
  • A tray or bath that’s cracked through

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before booking.

Surfaces we seal

  • Sinks & splashbacks
  • Baths
  • Basins & vanity units
  • Shower trays & enclosures
  • Wet rooms
  • Kitchen worktops & upstands

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Common questions in Thorney Island

Do you cover smaller places like Thorney Island?

Yes. Thorney Island is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Southbourne station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before work begins.

When can I use the bath or shower again?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

What do you need from me for a quote?

A short description and the location, plus photos if you have them. We will ask anything else we need to know.

Is white the only colour available?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Do you do kitchens as well as bathrooms?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

The process

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like Thorney Island needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

How to prepare

  • On commercial sites, let us know about site rules
  • Tell us about any water getting in
  • Clear the area around the work

How the job changes by surface

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

What affects the quote in Thorney Island

We do not publish a price list, because jobs vary so much. The quote depends on:

  • Mould in or behind the old joints
  • How easy the joints are to reach
  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

Helping us quote

Before you ask for a quote, have a think about:

  • Photos by email, if that’s easy
  • The problem you’ve noticed
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work.

Bathrooms and kitchens in Thorney Island

Thorney Island is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you look after a building such as Thorney Island Community Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to The Parish Church of St Nicholas include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
