Bathroom resealing for homes and businesses in Felpham
Homes in Felpham have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We are often asked to deal with water getting behind the kitchen upstand and black mould in the silicone that won’t clean off, on basins & vanity units, kitchen worktops & upstands and wet rooms.
Even in a smaller place like Felpham, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: all the old material out, the joint cleaned and dried, then new sealant or grout.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Surface by surface
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line does not stand out.
What we are called out for in Felpham
Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.
Any of these means the joints need attention:
- Smears of silicone across the tiles
- Leaking joints on a shower screen
- New sealant laid over old sealant that is now lifting
- Cracked, shrunken or lifting silicone
For an older house near a landmark such as Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first.
Questions to ask before you book
- Whether VAT is included
- When the joint can take water or movement
- Are they insured?
- Is the old sealant removed completely?
What happens on the day
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Parking around Felpham is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Before we arrive
- Mention any tricky access
- Tell us about any previous sealing or DIY attempts
- For indoor joints, keep the area dry beforehand if you can

Advice
Why it’s worth doing now in Felpham
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In a smaller place like Felpham, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and give you a clear quote before any work starts.

Questions from Felpham
Do you cover smaller places like Felpham?
Yes, Felpham is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you work in hotels near Felpham?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Can new silicone go straight over the old?
No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Is it messy?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Felpham.
Does the resealing come with a guarantee?
Yes. Our 12-month guarantee covers every job, and we’re ARBOMaster approved applicators.
Bathroom resealing around Felpham
Felpham is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
Rented homes near Bognor Regis station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Felpham Community College? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Felpham is about 1 mile east of Bognor Regis, in West Sussex. Wherever you are in the PO22 postcode area, we cover bathroom resealing for homes and businesses. Across West Sussex, we cover 371 places, Felpham among them. Our Portsmouth page covers work nearby, about 19 miles away.

What sealant work cannot fix
In fairness, there are a few things sealant will not fix:
- Tiles that have come away from the wall
- A cracked shower tray or bath (that needs repair or replacement)
- A bath or tray that moves because it isn’t properly supported
If in doubt, ring 0345 464 0079 or email us and we will say what we think.

Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Let new sealant cure fully before it gets wet
- Keep the fan on for a while after bathing
- Stick to a soft cloth and a mild cleaner
- Keep an eye on the corners, where splits start
Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
What affects the quote in Felpham
We don’t publish a price list, because jobs vary so much. The quote depends on:
- The old material and how stubborn it is
- The type of sealant required
- Whether there’s mould to deal with
- The number and length of the joints
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.
What we need to know
You don’t need to know the technical terms. It helps if you can tell us:
- Where the job is, and your postcode
- The problem you’ve noticed
- If someone has resealed it before
- The type of property
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
