Bathroom resealing in Ifold

Bathroom resealing in Ifold, done properly

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We’re often asked to deal with water getting behind the kitchen upstand and damp behind the bath or under the tray, across shower trays & enclosures, wet rooms and basins & vanity units.

Being in a small place like Ifold makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes half a day or less for one room, longer when the kitchen is included from start to finish. In a small place like Ifold, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks

Signs you need bathroom resealing in Ifold

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

These are the problems we are asked about most:

  • Damp behind the bath or under the tray
  • A joint torn by a bath that flexes
  • Two layers of silicone, both failing
  • Mouldy sealant that has gone black

Schools such as Loxwood Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Questions to ask before you book

  • Which colour the sealant will be
  • Are they insured?
  • Which sealant they’ll use, and why
  • Who turns up on the day

What bathroom resealing looks like in Ifold

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

If you live in an older home near St John the Baptist, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Why deal with it now?

Sorting it now is quick: the work takes a couple of hours for a single bath or shower. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Around Ifold, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Doing several joints on one visit generally makes better use of the time than several visits. You will get one clear quote for the whole job.

How do I get a quote for bathroom resealing in Ifold?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and we will quote it together.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Can I choose the colour of the sealant?

You are not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Avoid abrasive pads on the sealant
  • Dry worktop joints after washing up
  • Clean with a mild bathroom cleaner and a soft cloth
  • Look for lifting corners and small gaps now and then

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

For landlords and businesses

For anyone letting property in or around Ifold, several properties can be quoted together. Send us the addresses and the work at each.

Letting agents and landlords in Ifold can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Different surfaces, different methods

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
